What Is Happening to Naples Grande Beach Resort?

Naples Grande Beach Resort, the 474-room property at 475 Seagate Drive in Naples, is closed to overnight guests while it goes through what Hilton is calling the most significant transformation in its nearly four-decade history. According to Hilton's own announcement, published September 10, 2026, and corroborated by trade coverage from Florida YIMBY on September 11, the resort will reopen January 1, 2027 under a new name and flag: Signia Hilton Naples Grande Beach Resort.

I am Kris Asquith, Broker Associate at Premiere Plus Realty, and I sell across nine Southwest Florida markets including Naples. A property this size going dark for the better part of a year, then reopening under a brand with no other presence on this coast, is worth understanding in its own right.

What Does the Renovation Actually Cover?

Per Hilton's announcement, the scope includes redesigned guest rooms, suites and villas across the property's 474 total keys, which include 50 villas; an updated arrival area and lobby; refreshed dining venues; upgraded spa and wellness amenities; and renovated pool areas and event spaces. Florida YIMBY's reporting puts the property at 23 acres, with roughly 83,000 square feet of indoor and outdoor event space, three pools and championship tennis facilities among what is being touched. Hilton's release does not put a dollar figure on the project, and none of the reporting on it does either.

The resort sits along Naples' Gulf coast beach, reached through a mangrove passage at Clam Pass, and is close to Waterside Shops and downtown Naples. None of the sourcing describes a golf course as part of this property or this renovation, and this article does not either.

When Is It Closed, and When Does It Reopen?

According to Florida YIMBY's reporting, the resort is unavailable for overnight stays from April 1 through December 31, 2026, which covers where the property sits right now. Hilton's own announcement sets the reopening, and the debut of the Signia Hilton flag, at January 1, 2027. Reservations for stays beginning that date are already open on Hilton's own booking channels, and Hilton is offering 5,000 bonus Hilton Honors Points for qualifying stays of three or more nights between January 15 and July 15, 2027, according to that announcement.

Why Is It Becoming a Signia Hilton?

Signia Hilton is Hilton's upper-upscale meetings and events brand, and this will be its first property on Florida's Gulf coast and its third in the state overall, joining existing Signia Hilton properties at Orlando's Bonnet Creek and the Diplomat Beach Resort, according to Hilton's announcement. Pyramid Global Hospitality is overseeing the project, and Gary Sims, the resort's managing director, is quoted in the release saying the team is "building on that legacy with a thoughtfully reimagined resort that offers even more opportunities to relax, celebrate and connect." Meghan Fitzgerald, identified in the release as Signia Hilton's global brand leader, said the property "provides an exceptional backdrop for the hallmark Signia Hilton experience" on this stretch of coast.

What Does This Mean for Naples Right Now?

For the next few months, it means one of Naples' largest beachfront resorts is a construction site rather than a place to book a room, which matters if you have out-of-town guests, a wedding, or a conference you would normally point toward that address. Nobody can honestly say what a rebrand and renovation like this does to surrounding property values, and it is fair to be skeptical of anyone who tries to put a number on it this early. What is fair to say is that a major hospitality brand committing to a multi-month, resort-wide renovation on a Naples beachfront property is a real, verifiable investment in that stretch of coast, whatever it eventually means for anyone's specific address.

How Should You Track News Like This If You Own or Are Buying Near Naples' Beaches?

As one data point among several, not as a signal to act on by itself. A renovation timeline can move once permitting, staffing and construction realities are fully worked out, and January 2027 is Hilton's own target rather than a guarantee. If you are watching Naples luxury homes or Naples condos near this stretch of the coast, what is actually open, staffed and operating nearby on a given month is a more useful thing to track than an announcement made months ahead of it.

The details that actually decide what a specific Naples address is worth to own, insure and maintain do not come from a hotel press release: elevation, flood insurance history, and what an inspection and survey turn up on that particular property. The inspection stage of the home buying process is where each of those gets checked before you are ever committed to anything.
