The Process That Works
Most agents list your home and wait. I don't. From the moment we go under contract to the day you close, every step is choreographed. Every deadline is tracked. Every opportunity is captured. Here's exactly how we sell homes in Southwest Florida.
Step 1: Pre-Listing Preparation
Preparation determines outcome. Before your home ever hits the MLS, we do nine things right.
Property walkthrough and detailed analysis. I spend time understanding your home. not the features the listing form asks for, but the actual selling points. Western exposure. Water views. That 30-foot lanai. The neighborhood context.
Competitive market analysis. I pull every comparable sale in your area for the past 12 months. Not just the price, but the days on market, the list-to-sale ratio, the type of buyer who moved in. That data tells us how to position you.
Problem identification and preparation. If the HOA is slow, we know it. If the property needs cosmetic work, we'll discuss it. If there's a title issue or a lien search concern, we surface it now while we can fix it, not at closing.
Professional media. Video, professional stills, drone footage if the property warrants it. Staging advice that positions the home for the buyers you actually want, not a magazine.
The marketing story. What's the true selling point? Is this a waterfront lifestyle? A golf community haven? A family home with the best schools? We figure that out now, because every dollar we spend after launch amplifies the right story, not a generic one.
Two-MLS verification. We list on both Bonita Springs-Estero Association of REALTORS® MLS and MLS of Naples. Both get reviewed before we go live, so there are no syndicates missing, no duplicate listings, and no confusion.
Final inspection. One last walkthrough to make sure everything that should be there is there, and everything that shouldn't be isn't.

Step 2: Strategic Launch
The first 48 hours after your listing goes live determine the tone for the entire transaction.
MLS verification and syndication push. The listing hits Zillow, Realtor.com, and the syndication network. We verify it's everywhere and correct.
Marketing campaign launch. Facebook and Instagram ads targeting people actively searching your area. Google ads for local buyers. Video ads reaching beyond local searches to find out-of-state buyers with real money and real motivation. We reach beyond just people searching your address. we reach people looking for a property like yours, in a community like yours, within your price range.
Measurable results from day one. Example: a $2.25M waterfront property on Fort Myers Beach generated 86,000+ people reached and 60,000 video views in the first week. That's not just traffic. That's qualified visibility.
Real-time monitoring and adjustment. We watch the numbers. How many inquiries? Where are they coming from? What are they asking about? We collect feedback from showings and adjust positioning if needed.
Seller communication with proof. You know exactly how many people saw your home, where they came from, and what they're saying about it.
Step 3: Digital Domination
Real marketing doesn't stop at launch. It compounds over the listing period.
Multi-channel strategy. We advertise on Google, YouTube, Facebook, Instagram, LinkedIn, and retargeting platforms. Each channel serves a different buyer intent.
Video advertising dominance. Facebook and Instagram video ads generate the strongest ROI for luxury properties. We run video ads throughout the listing period, not just the first week.
Smart ad spend. Budget depends on the property and competition. $500 to $1,000+ per listing, spent throughout the listing period based on performance. We monitor results daily and shift spend toward what's working.

Step 4: Community Engagement
Neighbors are often overlooked as a marketing resource. They shouldn't be.
GEO-targeted social ads. We run ads specifically targeting people searching in your neighborhood. When someone is actively looking in your community, they see your property.
Periodic open houses. Strategic, not automatic. Some properties benefit from an open house. Others don't. We decide based on property type, your comfort level, and market conditions.
Community awareness. Neighbors often have friends and family waiting for something to become available in the area. We make sure they know your home is on the market and can introduce qualified buyers before they're even searching.
Step 5: Lead Capture and Nurture
Getting attention on your listing only matters if we turn that interest into conversations, showings, and offers.
Multiple capture points. Leads come through website inquiries, Zillow and real estate portals, Facebook and Instagram ads, video campaigns, open houses, phone calls, text messages, emails, showing requests, and other agents with buyers. We monitor all of them.
Fast follow-up. When a buyer raises their hand and shows interest, timing matters. We respond quickly while the property is fresh in their mind.
Understanding the buyer. The first conversation is about listening. not selling. Are they looking for this specific property, or something similar? Are they relocating to Southwest Florida? Buying primary home, second home, or investment? That information shapes everything next.
Personalized nurture sequence. Follow-up happens via phone, text, email, and property updates based on how the buyer prefers to communicate. Early in the process we might follow up frequently because they're actively engaged. As we understand their timeline better, we adjust.
Value over noise. We stay relevant by sending additional properties that match their criteria, notifying them of price adjustments, answering questions about the community, or checking in before they come into town. The goal isn't constant contact. It's staying in mind while being genuinely useful.
The real insight: A buyer who inquires about your listing might not buy your listing. But we don't treat that as a failure. We help them find the right property. whether it's yours or another in our current portfolio. And everything we learn about what they actually want helps us understand how your home is resonating in the market.
Step 6: Close and Celebrate
From contract to closing, we orchestrate ten major checkpoints and never take our hand off the wheel.
Contract to close orchestration. We manage the entire transaction and stay in communication with you. We track earnest money deposit, inspection period and negotiations, financing and appraisal (if applicable), HOA or condo approvals, title work and any issues, repair completion, final loan approval, final walk-through, settlement statement review, and closing itself.
We're never invisible. Your TC handles the administrative side (documents, deadlines, coordination between parties). The title company handles title work and legal transfer. Your lender handles underwriting and appraisal. Inspectors handle inspections. But I stay involved in all of it. I monitor every milestone, communicate with the other agent, stay in touch with title and lender, and make sure you know exactly where we are.
When problems arise. And they do. We don't just tell you there's an issue. We work with the right people to figure out what happens next and keep the transaction moving toward closing. My job is to be the person overseeing the entire process and making sure all the pieces stay coordinated.
Closing as a celebration. Selling your home is a major life event. We acknowledge that personally. You get a real thank-you, not a form letter. And we're still available after closing if you need a vendor recommendation, have a question about the property, or just need a local resource.
The real reason for close and celebrate: When a client finishes their transaction feeling truly taken care of, that's what creates referrals. From contract to closing, typically 30-45 days depending on financing and contingencies. Before that, the marketing phase varies. Our fastest closing was 16 days after we repositioned the marketing strategy.
Can I do any of these steps differently?
Yes. This is our standard approach because it works. But we customize based on your situation. If you want to skip an open house, we skip it. If you want to price aggressively, we discuss it. If you want to manage certain communications yourself, we adjust. The framework stays. The flexibility is there.
What if my home doesn't sell in the first 30 days?
We reposition. We review what we've learned from showings and feedback. We might adjust price, refresh marketing, change the story we're telling, or shift ad spend to different channels. We don't sit around hoping something changes. We change it.
Do I have to be involved in every step?
No. You're involved in decisions that are yours . pricing, accepting offers, major marketing strategy. Day-to-day work (coordinating with title, tracking deadlines, collecting feedback) is ours. You get weekly updates so you know what's happening, but you're not managing the process yourself.
What if the buyer pulls out after inspection?
We've handled it hundreds of times. We typically still have their earnest money. We determine next steps based on the contract terms and your priorities. If you want to keep the home on the market, we restart marketing immediately. If you want to relist at a different price or make repairs, we handle it.
