What does non-Gulf access waterfront mean in Fort Myers?
Freshwater lakes inside gated communities, and in Fort Myers some of them are big enough to run a boat on.

It is the single most useful thing to establish, and the answer differs by lake.
At WildBlue, owners on the lakefront can build private boat docks, while owners away from the water use the community boat ramp and marina. At Esplanade Lake Club the amenities include a boat launch and marina, with options for private docks. At Laguna Lakes the lakes are stocked and there is a fishing pier, and the fishing is catch and release. Fishing and boating are separate questions, and both can be true in the same community.
None of this carries over from one community to the next, and it has to be confirmed for the specific address.
Why choose water that does not lead anywhere?
For the setting, for the upkeep, and sometimes for the lake itself.
A freshwater lake gives you the view, the light and the back yard without salt reaching your structures. Seawalls, docks, lifts and fittings wear more slowly without it, and the maintenance is a smaller recurring line.
It is also water you can use in its own right. A lake large enough to water ski on is a genuine amenity, which is why it belongs in the decision as an activity rather than only as a view.

What the lake permits. Boats, motors, size and launching, in writing, for the specific address.
Where private docks are allowed. At some lakes only lakefront lots can build one. Confirm the rule for yours.
An insurance quote for the exact address. Elevation, construction age and roof condition all move it, and wind and flood are frequently separate policies.
Association documents. The reserve study and assessment history show how shared infrastructure, including shoreline and any marina, is funded.
Schedule it at the start of the diligence step.
