What does new construction mean on Marco Island?
Infill and replacement rather than new communities, because the island is a fixed size and largely developed.
In practice that means two things. A new home built on a remaining lot, or buying an existing property for its position and replacing the structure on it. Both give you current construction in a location that cannot be reproduced, and both bring permitting questions a finished home does not.
What you will not find here is what Estero has: large greenfield communities still in build-out with a choice of homesite and plan.

What decides whether a rebuild is viable?
Two things, and they are worth settling before you buy the lot rather than after.
What the lot permits. Setbacks, height, coverage and any community restrictions govern what can actually be built there. Confirm them with the city and with any association before you commit.
Flood requirements. Floodplain regulation limits how far a structure in a flood zone can be improved or repaired before the whole structure must meet current requirements, which on an island generally means elevating it. The threshold is calculated against structure value and repairs can count cumulatively.
The practical effect is that a project which looks like a renovation can become a rebuild once the numbers are run. Confirm the current threshold and how it applies to the specific property with the city before you commit.
Why does building new matter on an island?
Because the two things that drive your cost of ownership here are both construction questions.
Elevation is the first. A structure built to current flood requirements sits differently from one built before those requirements existed, and that difference is permanent and follows the property.
Wind and envelope is the second. Current codes address roof attachment, openings and building envelope in ways older stock does not, which on an exposed coastline is not a minor upgrade.
Both feed insurance, and both feed how the building behaves in weather. Get an elevation certificate and quote insurance for the exact address, remembering that wind and flood are frequently separate policies.
What else should you verify?
Four things, and the last is the one buyers most often skip.
Standard versus upgrade, in writing for the exact plan.
Contract terms, which differ substantially from resale on deposits, delays and changes.
Builder track record, including how responsive they have been to people already living in their completed work. Go and ask those owners.
Your own inspection. A new home is not an inspected home. Use your own inspector before closing and at pre-drywall where the build allows.

Marco Island is island living at the southern end of the region, with waterfront estates, deep-water canal access and a real beach. New Gulf-front lots are not being created, and that single fact shapes most of what happens in the market here. I work with buyers and sellers who want to understand Marco Island on its own terms rather than as a cheaper Naples.

- Private custom builders dominate the top of the market. New construction is limited because there are no new Gulf-front lots to build on. Beachfront condos run one to three bedrooms. Gulf-front estates and canal-access waterfront estates make up the rest.
- Why people choose it
- Deep-water canal access straight out to the Gulf, a genuine beach, and island separation while still being bridged to the mainland. Most of the island's canals reach open water without a bridge, which is not true everywhere in the region.
- Getting around
- Bridged to the mainland, with direct Gulf access through maintained deep-water channels. Island geography keeps the market distinct from Naples even though the drive is short.

- Hideaway Beach Club, Key Marco yacht club, Cape Marco, Marco Shores, Old Marco, Goodland
- The trade-off
- Marco is shaped by island geography and the fact that no new Gulf-front inventory is being created. Compared with Naples you tend to get more house on the water and less depth of club infrastructure behind it.
