55+ Communities in Southwest Florida
Communities designated 55+ under federal and Florida law, listed by town, with the rules a buyer has to meet.
What makes a community 55+?
A 55+ community is a legal designation, not a style of neighborhood. Under the federal Housing for Older Persons Act, a community can restrict who buys and who lives there by age, as long as it meets the rules for that designation and follows them.
That has two practical consequences for a buyer. First, the designation belongs to the community, so it is something to confirm in the community's own documents rather than assume from a listing. Second, every community writes its own age and occupancy rules, so two 55+ communities can treat the same situation differently. A buyer who does not meet a community's rules cannot purchase there, which is why I check those rules before we tour anything.
55+ communities in Fort Myers
Fort Myers has more 55+ communities than any other town I cover.
- Pelican Preserve
- Seven Lakes
- Pine Ridge of Fort Myers Village
- Valencia Harbor
- Heritage Cove
- Myerlee
Each one differs in its homes, its amenities and its association, and in what the fees cover. Pelican Preserve has a golf course; the others each have their own mix, which I will walk you through for the ones on your list.
55+ communities in Naples
- Valencia Trails
- Valencia Sky
- Riviera Golf Estates
- Village Green
- Country Club Manor
Naples also has individual condominium buildings with a 55+ designation inside neighborhoods that are not themselves 55+. If you are looking at a condo, I check the building's own documents rather than the neighborhood's.
55+ communities in Estero and Bonita Springs
- Tidewater, Estero
- Cascades at Estero, Estero
- Valencia Bonita, Bonita Springs
Cape Coral, Fort Myers Beach, Marco Island, Sanibel and Captiva do not have 55+ communities. A few individual condominium buildings there carry the designation, and I can find them for you if a condo is what you are after.
What to read before you make an offer
Three things, in this order.
The age and occupancy rules. Who must be 55 or older, whether anyone younger may live in the home, how guests and visits are handled, and whether the community approves each buyer. These are in the community documents and they differ from one community to the next.
The association and what it costs. What the fees cover, what the reserves hold, and whether any work is planned that will be paid for by an assessment.
Rental and resale rules. Whether you may rent the home, and for how long, and whether the rules on who may buy will shape who you can sell to later.
The buying process covers where the documents get read, and gated communities covers how to read an association more generally. Get in touch or call (239) 300-1427 and tell me the towns you are considering, and I will give you the communities that fit and the rules for each.
Frequently Asked Questions
Which towns have 55+ communities?
Fort Myers, Naples, Estero and Bonita Springs. Fort Myers has the most, including Pelican Preserve and Seven Lakes. Cape Coral, Fort Myers Beach, Marco Island, Sanibel and Captiva have no 55+ communities, only a few individual condominium buildings with the designation.
Can someone under 55 buy in a 55+ community?
It depends on that community's own rules, which is why I read them before we tour. Each community sets its own age and occupancy requirements within the federal rules, so the answer for one community is not the answer for the next.
Is a listing marked 55+ always in a 55+ community?
Not always. The designation can belong to a single condominium building inside a neighborhood that is not 55+. I confirm it in the documents for the specific building or community before you rely on it.
Do 55+ communities have golf?
Some do and some do not. Pelican Preserve in Fort Myers has a golf course. For the others, ask me about the specific community and I will tell you what it has and how membership works.
