Selling a Home During a Divorce

A calm, clear sale when everything else is changing. I work with both of you, so you both see the same information at the same time.

A Calm, Clear Sale When Everything Else Is Changing

The home is often the largest thing two people own together, and selling it during a divorce comes with more decisions and more emotion than an ordinary sale. My job is to make the sale itself the simple part.

Who keeps what, how the money is divided and when the home is sold are decisions for the two of you, your attorneys, your mediator or the court. I handle everything about the sale: what the home is worth, getting it ready, marketing it, showings, offers and getting to closing, and I work alongside your attorney and mediator.

Whether you are selling and splitting the proceeds, or one of you is staying in the home until it sells, the sale is set up around that.

I Work With Both of You

I usually represent both spouses together. That means you both see the same information at the same time: the same valuation, the same marketing, the same offers. Nobody is left wondering what the other one was told.

Decisions about price and offers go to both of you. If the two of you are not in agreement on something, that is a conversation for your attorneys or mediator, and I keep the sale ready to move as soon as you are.

Knowing What the Home Is Worth

Almost every conversation in a divorce starts with what the home is worth, whether you are selling it or one of you is keeping it. I value it the same way I value every home: recent sales in your specific neighborhood, compared with pending and active listings, adjusted for the water, the dock, condition and the lot.

Want a starting number right now? Get an instant home value estimate, and I will fine-tune it after I see the home. If you need a formal appraisal, I can point you in the direction of an appraiser.

How I Keep the Sale Moving

Everything important goes to both of you in writing, so there is one clear record. If one of you is staying in the home until it sells, showings are scheduled around you. Offers are presented to both of you together, with the price, terms and timing laid out side by side.

The rest of the sale works like any other, and the home selling process page walks through it step by step. For the market itself, selling your home covers pricing and marketing, and what your home is worth covers valuation in more detail.

This page describes how I work with sellers during a divorce. It is not legal, tax or lending advice. Your attorney, mediator or the court decides the terms; I help you carry them out.

Frequently Asked Questions

Do you work for one spouse or both?

I usually represent both spouses together, so you both receive the same information at the same time and both of you decide on price and offers.

What if we do not agree on the price?

That is a conversation for your attorneys or mediator. I give you both the same valuation and the same market information, and I keep the sale ready to move when you are.

Can one of us keep the house?

Who keeps the home is decided by the two of you, your attorneys, your mediator or the court. If one of you is keeping it, a current market valuation is a useful starting point for that conversation.

Should we sell before or after the divorce is final?

The timing is a decision for you and your attorneys. Whichever you choose, I can value the home now so you both know where you stand.

Is this legal advice?

No. I handle the sale. Your attorney, mediator or the court decides the terms of the divorce, and for tax or lending questions please speak with your own advisors.
