What Is Laguna Lakes?

A gated community in south Fort Myers, off Gladiolus Drive, built around a series of stocked lakes.

It is resale only. Nothing is being built here, so a search for new construction will not turn up anything at Laguna Lakes. Every home that comes to market is one somebody already owns, which changes how you shop: you are comparing finished houses of a particular era rather than picking finishes from a design center.

What Kind of Water Is It?

Lakes you can fish, not lakes you can boat on.

That distinction matters more here than people expect, because "lakes" in the name of a Southwest Florida community covers three completely different products. Some communities sit on water with a route to the Gulf. Some have lakes you can put a kayak on. And some have lakes that are there to be looked at.

Laguna Lakes is the third kind, with one addition: the lakes are stocked and there is a fishing pier, so the water is used rather than only viewed. What there is not is boating, and there is no Gulf access of any kind.

Is There Golf?

No. There is no course at Laguna Lakes.

Worth stating plainly, because a gated community of this size in Fort Myers often is built around one, and the absence changes both what you pay into and what you are buying.

What Should You Check Before Buying at Laguna Lakes?

Two things, and the first one catches people out.

There is a CDD here, on top of the association. A CDD is a separate charge that repaid the cost of putting the community in, and it arrives on the tax bill rather than in the HOA dues. That means a monthly figure quoted to you as "the fees" may not include it at all. Ask what the CDD is for that specific address and how many years it still has to run. The age of the build. This is a resale community, so roofs, air conditioning, water heaters and windows are all at a point in their life rather than new. Get the ages in writing and factor them in, because in this market the roof and the insurance that depends on it are the two that move the number most.

Where Laguna Lakes Sits in Fort Myers

South Fort Myers, on Gladiolus Drive, which puts it close to HealthPark and Lakes Park.
