Water frontage and what it connects to, lot position and outlook, and elevation all belong to the property permanently. Finishes do not, and they are the easiest thing for a seller to lead with.

In an established neighborhood, mature landscaping and street character carry real weight and take decades to reproduce. In a newer gated community, the amenity package and how well the association funds it matter more.

Price against the homes a buyer will genuinely compare yours to, meaning the same neighborhood or community and comparable condition, rather than a Fort Myers-wide average. That is the equity question.

What should you verify?

Four things, and on the water the first two carry most of the weight.

Marine structures where they exist. Any seawall, dock or lift needs assessment by someone qualified to evaluate marine structures, along with ownership and repair history.

Insurance for the specific address. Elevation, construction age, roof condition and proximity to open water all move it, and wind and flood are frequently separate policies.

Association documents where the community is governed. Reserve study, assessment history and the rules covering anything you intend to do.

Elevation and flood zone. They follow the property and govern what may later be done to the structure.
