How do the Bonita club communities differ?

By setting and by what sits at the center, and they are described interchangeably far too often.

Bonita Bay, at 26660 Country Club Drive, is bayfront, gated and golf-based. Its Sports Center carries 16 Har-Tru tennis courts, 15 pickleball courts and a croquet lawn, which is an unusually deep racquet and lawn-sport offering for this market and a genuine differentiator if that is how you spend your week.

Pelican Landing is bayfront, gated and golf-based, with The Colony at Pelican Landing at 23505 Tuscany Way sitting within the same setting as its own address.

The Brooks, which includes Shadow Wood Country Club at 22801 Oakwilde Boulevard, is the lake-frontage option rather than bayfront. It is a golf and community proposition rather than a water-access one.

Saltleaf, at 5000 Coconut Road, is on Estero Bay and is the newer entrant. It is in Bonita Springs despite the bay in its name, which trips up buyers and, occasionally, listing sites.

What does membership actually commit you to?

More than most buyers realize at offer stage, and it belongs in the decision rather than after it.

In club communities the membership is part of what you acquire, not an optional matter to resolve later. Establish what is mandatory and what is elective, what transfers to you at closing and on what terms, what the ongoing obligation is, and whether you can change category later if your use changes.

Ask the club directly rather than relying only on the seller's description. This is the single most common reason a buyer feels differently about a community six months in: the house was right and the commitment was not understood.

What decides value inside a community?

Position and condition, measured against the community rather than against Bonita Springs as a whole.

A luxury home is priced against the homes a buyer will genuinely compare it to: same community, similar plan, comparable condition. A city-wide average tells you very little here, because a bayfront club home and a lake-frontage golf home are not substitutes for each other.

Within a community, what moves value is lot position and outlook, whether the home meets current expectations or needs work, and how it sits relative to the amenities. On waterfront homes specifically, what the water is and what it connects to matters as much as the frontage itself.

That is the equity step of the selling process, and it decides more of the outcome than timing does.

Bonita Bay is a 2,400-acre gated master-planned community with more than 3,300 residences built over about thirty years.
