Bonita Bay alone holds fifty neighborhoods, and a home in one is not competing against a home in another just because they share a gate. A golf-front address on one of the five courses, a marina-front home with real dock access, and an inland non-golf home inside the same 2,400 acres are three different products, and the comps have to be drawn accordingly.
Outside Bonita Bay, the same discipline applies to the other named communities: Shadow Wood's golf runs on a multi-year membership waitlist, so I confirm current wait times before a buyer assumes a course comes with the address, and Saltleaf's naming (the community versus the Ritz-Carlton towers within it) trips up more listings than it should.
Bonita Springs Communities and Neighborhoods
Bonita Bay Club, the golf and beach club at the center of Bonita Bay, runs on equity membership and holds the community's five courses, marina and private beach park.
Pelican Landing is gated and built on the bay, with golf as part of its club; The Colony, at 23505 Tuscany Way, is a named golf and bay club within it.
Shadow Wood Country Club, at 22801 Oakwilde Boulevard, serves both Bonita Springs and Estero: three 18-hole championship courses, 54 holes total, with members reaching a private beach club on Little Hickory Island by car through The Commons Club rather than by boat.
