How much new construction is there in Bonita Springs?
Less than in Estero and more than on the islands, which puts Bonita in an interesting middle position.
Much of Bonita Springs is established, so new construction here tends to mean newer communities filling in rather than large greenfield corridors. Saltleaf, at 5000 Coconut Road on Estero Bay, is the newer entrant among the bayfront communities. Beyond that the market includes infill, individual builds and renovation of existing stock to current standards.
That scarcity cuts both ways. Choice is narrower than in a corridor market, and what does get built tends to sit in established surroundings rather than alongside years of construction.

Why bring your own representation to a builder?
Because the person in the sales center works for the builder, which is legitimate and worth understanding clearly.
Their job is to represent the builder's interest. They are frequently helpful and knowledgeable, and they are not your advocate. Most builders permit and expect buyer representation, and most require your agent to be with you on the first visit for that representation to apply. Register on your own and you can lose it entirely.
So the order matters. Settle financing and representation before you walk into a sales center, which is where the buying process starts. Doing it the other way round is the most common and most expensive mistake in new construction.
What should you verify on a new build?
Five things, and buyers routinely skip the last two.
Standard versus upgrade. Model homes are shown with options. Establish what is standard on the plan you are actually buying, in writing, line by line.
The homesite. What it backs onto, what will eventually be built beside it, drainage and elevation. In a community still filling in, ask what is planned for the parcels around you.
The warranty. What it covers, for how long, the builder's process, and how responsive they have been to people already living there. Go and ask those people.
Independent inspection. A new home is not an inspected home. Use your own inspector before closing and, where the build allows it, at the pre-drywall stage too.
Association transition. In a community still building, control passes from the developer to the owners at a defined point. Understand when, what the budget looks like afterwards, and what the reserve position will be at handover.
How does insurance work on a new build here?
Better than on older stock, usually, and it is one of the real advantages.
A home built to current codes generally presents differently to an insurer than one built decades ago, and roof age, construction type and elevation all feed the number. That said, the advantage is specific rather than automatic, and it varies by address.
Get a quote for the actual address rather than assuming new construction is uniformly cheaper to insure. Wind and flood are frequently separate policies, so confirm what each one covers. Do it during your diligence window, not after closing.
New build or established home?
It depends on whether you want to choose or to know.
New construction lets you choose the homesite, the plan and the finishes, with current systems and a warranty. An established home in a community like Bonita Bay or Pelican Landing lets you see the mature landscaping, the finished amenities, the actual neighbours and a real assessment history.
