Gated Communities in Bonita Springs

Security, amenities, and prestige. Gated communities offer the lifestyle you deserve.

Which Bonita Springs Communities Are Gated?

Nearly every named community buyers ask me about here: Bonita Bay, Pelican Landing and The Colony within it, Shadow Wood Country Club, Saltleaf, Barefoot Beach and Vanderbilt Lakes are all gated. So the gate itself narrows very little here; what actually separates them is the water and whether a golf club comes with the address.

I am Kris Asquith, Broker Associate at Premiere Plus Realty, and Bonita Springs is one of the nine Southwest Florida markets I work.

What Actually Differs Behind the Gate?

Bonita Bay is the largest, with five golf courses and a full-service marina. Pelican Landing and Saltleaf are both bayfront club communities on Estero Bay. Shadow Wood Country Club runs 54 holes across three courses and spans into Estero. Barefoot Beach is the barrier island answer, with both Gulf-front and dock-behind-the-house properties inside one gate. Vanderbilt Lakes is the exception with no golf course of its own, built around lakes with 24-hour security rather than a club calendar.

How I Approach This With You

Since gating is nearly universal among the communities people actually ask about here, I start from what's behind the gate rather than the gate itself: the water type, whether golf is bundled or separate, and the amenity package. That narrows the list far faster than "gated" does on its own.

What gated communities looks like in Bonita Springs

Upscale and established, pristine beaches, championship golf, and sophisticated waterfront communities.

Bonita Springs is upscale and established, with gated communities, championship golf courses, and sophisticated waterfront properties. Beachfront homes and bay-front waterfront attract luxury buyers seeking prestige positioning. I specialize in Bonita's luxury market and strong community positioning.

The homes
Bonita Bay is a 2,400-acre gated master-planned community with more than 3,300 residences built over about thirty years. Single-family homes dominate on quarter-acre to one-acre lots, and pools are common. Builders include Toll Brothers, Pulte, Lennar and Taylor Morrison. Five championship golf courses carry Arnold Palmer, Tom Fazio and Jerry Pate designs. The full-service marina holds more than 200 deep-water slips with Gulf access.
Why people choose it
Club infrastructure that has had three decades to mature, marina access and a private Gulf beach park. The golf here is deep rather than new, and the community has already been through its build-out.

The trade-off
More cohesive than Naples and more established than Estero's growth-stage communities. The homes are older than Estero's, and in the mature communities that means renovation is part of the purchase for a lot of buyers.
