The golf. Three communities have a course: Pelican Sound, West Bay Club and Grandezza. The Club at Grandezza sits off I-75 and Ben Hill Griffin rather than on the Corkscrew Road corridor, and its course was designed by Darwin Sharp III as his only signature championship course in Southwest Florida. Its golf memberships are open to non-residents as well as residents, which is unusual in this market.
The lake communities. All gated, none with a course. Corkscrew Shores covers 722 acres around a 240-acre lake and preserve, with the Captain’s Club restaurant and bar on site. Verdana Village has indoor air-conditioned courts for pickleball, tennis and basketball, which is rare here and matters in August. RiverCreek carries an amenity complex of more than four acres and sits inside a community development district, so a CDD assessment comes on top of association dues. Corkscrew Estates is deliberately small, estate homes on large lots rather than a clubhouse and a calendar, and it is a different community from Corkscrew Shores despite the name.
Still being built. Kingston was announced at roughly 7,000 acres with about half of it to be preserve, and its model homes opened in 2026. Almost all of it is still to come, which makes it a legitimate early position and a different purchase from a finished community.
