Small is the operative word and it is the whole character of the place. Corkscrew Estates is a neighbourhood of estate homesites rather than a master-planned community with a clubhouse and a calendar, which is what separates it from everything else on this corridor.

Is Corkscrew Estates the Same as Corkscrew Shores?
No. They are two different communities, and this is the most important thing on this page.
Corkscrew Shores is a 722-acre master-planned community built around a 240-acre lake, with a lakefront clubhouse, an aquatic complex and the Captain's Club restaurant and bar on site. Corkscrew Estates is a small enclave of estate homes on large lots. One word apart in the name, and genuinely different purchases.
Be careful what you read about this. Several property websites describe Corkscrew Estates as having the Captain's Club overlooking the lake. It does not. The Captain's Club is at Corkscrew Shores, and that description has been copied onto the wrong community across a number of sites. If an amenity matters to your decision, confirm it belongs to the community you are actually buying in.
What Do You Get Here Instead of Amenity?
Land, and the quiet that comes with a small number of houses.
The lots here are large by the standards of this corridor, where most communities are built at a density that funds the clubhouse. Corkscrew Estates makes the opposite trade: fewer homes, more space around each of them, and correspondingly less shared facility.
Whether that is the right trade is a real question rather than a rhetorical one. A community amenity package is paid for through dues whether you use it or not, and for an owner who would rather have the garden than the pickleball courts, a smaller association is a feature. For an owner who wants somewhere to go on a Tuesday, it is not.
The outlooks are lake and preserve. Preserve frontage is worth separating from lake frontage when you walk the lots: a preserve boundary is an outlook that cannot be built against, which is sometimes the better lot and is usually the cheaper one.
Golf and Water: the Short Answers
No course, and no Gulf access.
There is no golf at Corkscrew Estates. The Estero communities with courses are Pelican Sound, Grandezza and West Bay Club.
The water is lake and preserve, with no boat route to Estero Bay or the Gulf. Pelican Sound is the only Estero community with genuine Gulf access, which is the single most useful sentence in this whole market and the one buyers most often learn too late.
How Does It Compare With the Rest of Estero?
By size, more than by anything else.
Corkscrew Shores, RiverCreek and Verdana Village are the amenity communities on this corridor, each with a clubhouse and a full facility list. Kingston is a far larger development at the start of its build. Corkscrew Estates is the one that is deliberately small.

How I Would Approach It With You
With the lots, honestly, because in a community this small the individual lot is most of the decision.
I would walk them with you, look at what backs onto each one and what could be built there, and separate the preserve boundaries from the lake frontage. Then the association: what the dues cover in a community with little shared facility, and whether a community development district assessment applies.
