Yes, and it is worth being precise about what that means, because the phrase gets used loosely.
Genuine Gulf access means a boat can get from the community to open water. Pelican Sound sits on the Estero River, which reaches Estero Bay, which reaches the Gulf. Every other community in Estero is a lake community. Corkscrew Shores, Verdana Village, Kingston, RiverCreek, Corkscrew Estates and Grandezza are built around lakes, and West Bay Club sits on Estero Bay rather than on the river.
Lake water photographs exactly like river water. If a boat is part of why you are moving here, that similarity is the trap, and this is the community that clears it.
How Does the Boat Access Actually Work?
Through the club rather than from your own back garden, and the difference is worth understanding before you picture it.
Members store boats on site and launch from a dedicated ramp on Williams Road, with a separate dock and trailer parking. So the access is real and it is organised, but it runs through the community's facilities rather than through a private dock behind each house.
For some owners that is better than a private dock, because the storage, the ramp and the parking are handled and maintained collectively. For an owner who wants to step off the lawn onto a boat, it is a different arrangement and should be seen in person before deciding.
What Else Does the Club Include?
Golf, and a good deal beyond it.
Pelican Sound carries golf alongside tennis, pickleball, bocce, wellness and dining. It is a full club community rather than a neighbourhood with a course attached, and the club is the point of the place as much as the houses are.
That matters for how you evaluate it. In a community like this the club decision and the house decision are closer to being one decision, so establish what membership involves, what it costs annually on top of association dues and whether it transfers with the property, before you fall for a floor plan.
How Does It Compare With the Rest of Estero?
It is the outlier, and it is the reason the Estero market is more varied than it first looks.
Against West Bay Club, the other water-and-golf community here: West Bay Club is on Estero Bay with a private beach club, Pelican Sound is on the river with the boat facilities described above. Against Grandezza: Grandezza has the golf and country club without the river. Against Corkscrew Shores, Verdana Village, Kingston, RiverCreek and Corkscrew Estates: those are lake communities without courses, generally newer, and a different purchase.
