What Is West Bay Club?

A gated club community on the Estero Bay shoreline at 4606 West Bay Boulevard, carrying golf, a private beach club and club amenities.

It is one of two Estero communities where the water is something other than a lake, and the only one with a private beach club attached to it.

What Does Bay Frontage Actually Give You?

The bay, and a private beach club, which are two different things and both worth having clear.

West Bay Club sits on Estero Bay rather than on a lake, so the water here is tidal and connected rather than enclosed. That is a genuinely different setting from the inland Estero communities, and it is most of what you are paying the premium for.

It is not the same arrangement as Pelican Sound, which sits on the Estero River and runs organised boat storage and a launch ramp for members. If getting a specific boat onto open water is central to the purchase, establish exactly what is available here for the vessel you have in mind rather than reading bay frontage as a boating answer. The two communities are both on real water and they are not interchangeable.

What Is Island West Bay?

It matters because it means West Bay Club is not a single product. A tower and the existing homes inside the same gates are different purchases with different association structures, different maintenance responsibilities and a different relationship to the club.

New construction inside an established community also runs on its own timeline. If a tower is what interests you, the questions are about delivery, what is contracted and what is projected, and what the association arrangement looks like once it is complete. Those are worth putting in writing rather than taking from a sales presentation.

What About the Golf and the Club?

West Bay Club carries golf along with its beach club and club amenities, which puts it in the small group of Estero communities where a course is part of the community rather than something you drive to.

As with any full club community, the club structure is part of the purchase. Establish whether membership is mandatory with ownership, whether it transfers with the property and on what terms, what tiers exist, what each gives access to, and what it costs annually on top of association dues. In communities of this kind those answers move the real cost of ownership more than most buyers expect.

How Does It Compare With the Rest of Estero?

Estero sorts on water first, then golf, and West Bay Club sits at the top of both lists without being the same as the community beside it.

Pelican Sound is the river community with genuine Gulf access by boat and organised member boat facilities. West Bay Club is the bay community with a private beach club. Grandezza is the golf and country club community without either kind of water. Corkscrew Shores, Verdana Village, Kingston, RiverCreek and Corkscrew Estates are lake communities without courses, generally newer, and a different purchase again.
