What Is Lighthouse Bay?
A gated neighbourhood within The Brooks, in Estero, built around lakes and carrying one of the larger amenity packages in the area.
The Brooks is not a community you can buy in. It is a name covering several neighbourhoods, and Lighthouse Bay is one of them. It also crosses the city line, so some neighbourhoods carrying the name sit in Bonita Springs instead.
That matters more than it sounds. A listing described only as "The Brooks" has told you neither which neighbourhood nor which city, and those neighbourhoods are not interchangeable on amenities, on dues or on what the water is for. Establish which one you are actually looking at before you compare anything.

Can You Put a Boat on the Lakes at Lighthouse Bay?
A canoe or a kayak, yes. A powerboat, no, and there is no route to open water.
There are two boat houses here, and what they hold is paddle craft. That is worth stating plainly in both directions, because both of the easy shorthands are wrong. Calling this a community with no boating is inaccurate: the lakes are genuinely used. Calling it a boating community is worse, because in this market that phrase means a dock behind the house, a powerboat on it and a way out to the Gulf, and someone who reads it that way has been misled about the thing they are paying for.
So the honest description is paddling. If what you want is a boat you can take to open water, the Estero communities that answer that are Pelican Sound and West Bay Club, both by way of the Estero River, and this is not one of them at any address.
Set against the newer inland communities on the Corkscrew Road corridor, though, where the lake is an outlook and nothing more, two boat houses of canoes and kayaks is a real difference rather than a detail.
What Does the Commons Club Membership Actually Include?
A Bronze Membership to The Brooks Commons Club comes with the home. The private beach does not.
This is the single most important thing to understand here, and it is the one most often described loosely. Bronze is included, and it carries the private restaurant, the enrichment centre, pickleball and the social programming. Gold is an upgrade you buy, and it is the tier that adds access to The Commons Club private beach.
So a sentence like "Lighthouse Bay has beach access" is true only at the tier that carries it. Before you get attached to the beach, establish which membership the specific home comes with, what the Gold upgrade costs, whether it is available at the time you are buying and whether it transfers when you sell.
Within Lighthouse Bay itself the amenities are substantial and are included: five swimming pools, one of them a lap pool, roughly 2.5 miles of walking and jogging paths, tennis courts with a pro on staff, a bocce programme, the two boat houses, a fitness centre, a sauna, a clubhouse, a library and an Arts and Learning Center.
Does Lighthouse Bay Have Golf?
No. There is no course at Lighthouse Bay.
There is golf within The Brooks, in other neighbourhoods, and that is exactly why the distinction is worth drawing. A community described to you as "golf at The Brooks" is not necessarily a community where you are buying golf. Here you are not.
If a course is part of what you are buying in this market, start at Estero golf communities rather than at a neighbourhood whose parent has one.
What Should You Check Before Buying at Lighthouse Bay?
Four things, and the first two are specific to this community rather than general advice.
Which membership tier comes with the home. Bronze or Gold changes what you can use and what you are paying for. Get it in writing for the exact address, not for the community.
How the boat houses work. Whether the canoes and kayaks are shared community equipment or storage for your own, whether there is a waiting list, and what it costs. Two boat houses is a fact about the community; what you personally get to do with them is a fact about the documents.
The rental rules. If letting the property is any part of your reasoning, get the association's current rules for the specific address: minimum lease term, how many tenancies a year, whether tenants need approval, and whether a new owner has to wait after closing. Rules get amended, so what a neighbour did is not a guarantee.
What the dues cover, at both levels. There is the neighbourhood association and there is the Commons Club. Ask for both numbers rather than one, the way you would ask about a CDD assessment elsewhere on this corridor.
How Does It Compare With the Rest of Estero?
It sits between two groups rather than inside either.
Against the newer Corkscrew Road communities such as RiverCreek, Verdana Village and Kingston, Lighthouse Bay is an established neighbourhood with a much longer amenity list and lakes that are used rather than looked at. Against the club communities, it has neither golf nor a boat you can take to the Gulf, and its beach arrives through a membership tier rather than with the deed.
Corkscrew Shores is the interesting comparison on water specifically: you can put a boat on its 240-acre lake, but there are no private docks and no route out either. Different lake, same ceiling.

How I Would Approach It With You
On this one the documents decide more than the tour does, because two homes in the same neighbourhood can come with different club access.
What I would do with you is establish the membership tier on the specific home first, then put the neighbourhood dues and the Commons Club dues side by side with whatever else you are considering, then walk the lakes and the boat houses so you can see what paddling access actually looks like before it becomes a line in a listing.
