Is the Southwest Florida Housing Market Crashing? October 2026 Numbers for Lee and Collier

Is the Southwest Florida housing market crashing?
No. In October 2026 the median sold price of a single-family home in Lee and Collier counties was $471,000, up from $465,000 in October 2025, and homes sold in a median of 51 days, down from 63. Prices holding and homes selling faster is not what a crash looks like. Condos are softer, which gives condo buyers room to negotiate.
I am Kris Asquith, Broker Associate at Premiere Plus Realty, and I pulled these numbers myself from the Southwest Florida MLS, comparing every closed sale in October 2026 with October 2025 for Lee and Collier counties. This is the first of a monthly update, each with a short video.
What happened to single-family home prices?
The median sold price of a single-family home in Lee and Collier counties rose about 1.3 percent, from $465,000 to $471,000. Homes also sold faster, in a median of 51 days on the market compared with 63 a year earlier. Sellers received a median of about 97 percent of their list price, a little more than last October.
There were somewhat fewer sales: 1,478 single-family homes closed in October 2026 compared with 1,549 in October 2025, about 4.6 percent fewer. For buyers, that means a bit more choice and a little more time to decide than a few years ago. My step-by-step buying process shows how to use that time well.
What is happening with condos?
Condos are a different story. The median condo sold price dipped about 2.9 percent, from $340,000 to $330,000, and 491 condos closed compared with 530 a year earlier. Condos did sell faster than last October, in a median of 70 days compared with 93.
Florida's newer condo safety rules, with milestone inspections and fully funded reserves for older buildings, have raised association costs in many buildings, and buyers are weighing that. My article on condo milestone inspections and my free guide to what it really costs to own a home here walk through the questions to ask.
Does this apply to my neighborhood?
These are combined numbers for Lee and Collier counties. Every city and neighborhood moves differently, and a beachfront condo on Fort Myers Beach, a golf home in Estero and a new build in Lehigh Acres can be heading in different directions in the same month. How I measured: closed residential sales in the Southwest Florida MLS from October 1 to October 31 of each year. Single-family means the MLS building design "Single Family"; condos means low-, mid- and high-rise buildings. Sales in the MLS outside Lee and Collier were left out, and a handful of sales recorded at obviously wrong prices were treated as data-entry errors. A few late-entered October 2026 sales may still be added.
