Because they hand the hardest part of the problem to someone whose job it is.
A condominium removes the building envelope from your responsibility entirely, which on the coast is the component that ages fastest. Cape Marco on Cape Marco Drive is one example of that model. A gated community such as Hideaway Beach Club at 250 South Beach Drive or Rookery at Marco handles a defined share of exterior upkeep and access control.

Can you rent it out while you are away?
Sometimes, and it must be confirmed before any part of your plan depends on it.
Minimum lease terms, caps on how many units may be rented at once, waiting periods after purchase and tenant approval requirements all vary by building and community. Two properties on the same street can carry different rules.
Get it in writing for the specific address during document review. Where income is central rather than incidental, read buying an investment property, which is a different purchase with different priorities.
What does it cost to hold through the off-season?
More than the mortgage, and on an island each component runs higher.
Insurance. Quote the specific address. Elevation, construction age, roof condition and proximity to open water all move it, and wind and flood are frequently separate policies.
Association fees and reserves. Coastal buildings carry structural obligations, and reserves determine whether those reach you gradually or as an assessment.
Maintenance and oversight. Someone has to check on an empty property, and salt reaches everything continuously.
Utilities and humidity control. A closed house here still needs managing through the summer.

Marco gives you a genuine island address with beach and boating, and asks you to accept island logistics and higher carrying costs.
If you want beach with a lower cost of holding, Bonita Springs offers beach-access communities inland of the coast. Naples offers depth of amenity on the mainland. Sanibel and Captiva offer a quieter island character.

An exclusive island paradise, luxury waterfront estates, natural beauty, and resort-style living.
Marco Island is island living at the southern end of the region, with waterfront estates, deep-water canal access and a real beach. New Gulf-front lots are not being created, and that single fact shapes most of what happens in the market here. I work with buyers and sellers who want to understand Marco Island on its own terms rather than as a cheaper Naples.
- The homes
- Private custom builders dominate the top of the market. New construction is limited because there are no new Gulf-front lots to build on. Beachfront condos run one to three bedrooms. Gulf-front estates and canal-access waterfront estates make up the rest.
- Why people choose it
- Deep-water canal access straight out to the Gulf, a genuine beach, and island separation while still being bridged to the mainland. Most of the island's canals reach open water without a bridge, which is not true everywhere in the region.
- Getting around
- Bridged to the mainland, with direct Gulf access through maintained deep-water channels. Island geography keeps the market distinct from Naples even though the drive is short.
- Nearby
- Hideaway Beach Club, Key Marco yacht club, Cape Marco, Marco Shores, Old Marco, Goodland
- The trade-off
- Marco is shaped by island geography and the fact that no new Gulf-front inventory is being created. Compared with Naples you tend to get more house on the water and less depth of club infrastructure behind it.
