Because an association solves the empty-house problem in a way an individual owner cannot solve from another state.
In a gated community the association handles a defined share of exterior upkeep and the gate handles a defined share of access control. A condominium extends that further, since the building envelope stops being yours to worry about. That is the practical case for buying into structure rather than buying the most house your budget allows.

Can you rent it out while you are away?
Sometimes, and you must confirm it before you build any plan on it.
Minimum lease terms, caps on how many properties may be rented at once, waiting periods after purchase and tenant approval requirements all vary by community and association. Two properties on the same street can carry different rules. A community with a long minimum lease term cannot support a short-stay model regardless of what the nightly rate looks like.
Get it in writing for the specific address during document review. If income is a significant part of your reasoning rather than an incidental benefit, read buying an investment property, because that is a genuinely different purchase with different priorities.
What does it cost to hold through the off-season?
More than the mortgage, and the components are predictable enough to budget properly.
Insurance. Quote the specific address. Elevation, construction age, roof condition and proximity to open water all move the number, and wind and flood are frequently separate policies.
Association fees and reserves. Check what the fee covers and how well reserves are funded. A community with thin reserves will assess eventually, and assessments do not wait until you are in residence.
Maintenance and oversight. Someone has to check on an empty property. That is a real arrangement to make rather than an assumption to hold.
Utilities and humidity control. A closed house in this climate still needs managing through the summer.
Model all of it across the full year rather than the months you are here.
Which market suits a second home?
It depends what the property is for, and the honest answer is often not the most obvious market.
Naples and Bonita Springs offer gated club communities with deep amenities. Fort Myers Beach and Marco Island put you on the Gulf, with the exposure and carrying cost that brings. Sanibel and Captiva trade convenience for island character. Cape Coral and Fort Myers offer inland alternatives.
