Kingston or Verdana Village: How Do They Compare in Estero?
They share a master developer and a corridor, not a stage of construction. I am Kris Asquith, Broker Associate at Premiere Plus Realty, working across Estero and eight other Southwest Florida markets, and buyers who tour Kingston almost always ask me the same day how it stacks up against Verdana Village a short drive further down Corkscrew Road.
The short version: Verdana Village is built by Lennar and Pulte Homes at roughly 2,400 homes across about 1,200 acres, and it is already largely built and occupied. Kingston is a Cameratta Companies project announced at roughly 7,000 acres and about 10,000 residences at build-out, and as of today only its entrance is confirmed built, with most of the community still ahead of it. That difference in stage matters more than almost anything else on this comparison, so the rest of this walks through what each one actually is right now.
What Is Kingston, and What Stage Is It At Today?
Kingston is a Cameratta Companies development at 22500 Corkscrew Rd in Estero, announced at roughly 7,000 acres, with about half the land planned as restored wetland, wildlife corridor and preserve. At build-out it is planned to carry around 10,000 residences across single-family homes, villas and condominiums, alongside commercial space and hotel units, built by multiple builders rather than one.
Model homes opened in 2026, and the community is in the early years of a build-out that will run for years. The entrance itself is confirmed built and stands on Corkscrew Road today, but most of what gets said about Kingston right now describes intent rather than something you can walk into. Planned amenities include an indoor sports complex, outdoor recreation, and a saloon built for live entertainment and casual dining, none of which should be assumed to exist yet on any given tour date.
What Is Verdana Village, and What Stage Is It At Today?
Verdana Village is a gated community at 18405 Parksville Dr on the same Corkscrew Road corridor, developed by Cameratta Companies together with Lennar and Pulte Homes and announced in 2021 at around 2,400 homes across roughly 1,200 acres, with 31 lakes woven through the layout. Unlike Kingston, Verdana Village is well past its early build-out years: homes, streets and the amenity campus are largely in place rather than still ahead.
Its standout feature is an indoor, air-conditioned sports complex carrying courts for pickleball, tennis and basketball, unusual on this corridor and genuinely useful during the hottest stretch of the year when outdoor courts sit empty by early afternoon. The clubhouse also carries a fitness center, a movement studio, a restaurant and cafe, and a resort-style pool and spa, with additional outdoor tennis and pickleball courts, bocce, a playground and a dog park.
Do Either Kingston or Verdana Village Have Golf?
No. Neither community has a golf course. Verdana Village put its amenity investment into the indoor sports complex instead of a fairway, and Kingston's planned amenities center on an indoor sports complex and outdoor recreation rather than golf. If a golf membership is what you are actually shopping for on this corridor, Estero golf communities covers the ones that carry a course.
Both sit on freshwater lakes rather than boating water. The lakes at Verdana Village and the water planned for Kingston are landscaped setting rather than a route out to Estero Bay or the Gulf. A buyer who wants a boat behind the house should look at Estero waterfront homes with genuine Gulf access instead.
How Does the Scale of Each Community Actually Compare?
This is where the two pull furthest apart. Verdana Village is announced at around 2,400 homes on roughly 1,200 acres, a scale that is already substantially built out. Kingston is announced at roughly 7,000 acres and about 10,000 residences at build-out, close to three times the acreage and more than four times the planned home count, and it is only in the early years of getting there.
A bigger announced build-out is not automatically better or worse than a smaller, more established one. It changes what you are actually buying: a home at Verdana Village today sits inside a community that mostly exists, where a home at Kingston today is a bet on a much larger project that is still mostly ahead of it.
How Do the Builders Differ Between the Two?
Verdana Village is split between two builders, Lennar and Pulte Homes, both working under Cameratta Companies as master developer. Kingston is planned across multiple builders as well, though which ones are actively selling changes as the project moves through its build-out, so confirm the current builder roster directly with the sales office rather than relying on an announcement from when the community was first unveiled.
Cameratta Companies is the common thread behind both, which is part of why buyers comparing the two notice the family resemblance in planning style even though the two communities are at completely different stages.
How Should You Decide Between Kingston and Verdana Village?
Start with how much certainty you need on day one. If you want an amenity campus and a settled neighborhood you can evaluate as it stands today, Verdana Village's indoor sports complex and largely built-out streets are the reason to look there first. If you are comfortable buying into a much larger project in its early years, with most of the planned commercial space, hotel units and amenities still to come, Kingston is worth watching closely as it builds out.
Tour both sales offices and ask each one for the current, dated status of what is actually built versus what remains planned, since a rendering and a finished amenity are not the same thing to buy against. Line up your financing and representation early through the home buying process so you can move once you know which stage fits what you actually want to own.
