Who is on this list, and who pays to be here?
Nobody pays to be here. That is the first thing worth saying, because on most lists like this it is not true.
Everyone here is someone I have used myself, or that my clients have used and been happy with. That is the whole qualification. I take no fee, no commission and no advertising money from anyone on this page, and nobody bought their place on it. You are free to use anyone you like, and on anything that touches a closing you should get more than one quote.
Tell me how you get on, either way. If somebody here does a good job I want to know, because that is what keeps them on the list. And if you have a bad experience I want to know that just as much, because it may mean they come off it. Before you close
The trades between an accepted offer and a closing, listed alphabetically so you can find one rather than read the lot. The inspection is the one to book first, whatever order it appears in here, because most of what follows depends on what it finds.
Appraisal
Worth knowing how this one works before you ring anybody. On a financed purchase the lender orders the appraisal and chooses the appraiser, so it is not usually your call.
Where it is your call is everything else an appraisal is used for, and there is more of that here than in most markets: a probate or estate valuation, a divorce, a trust, a tax appeal, or simply wanting an independent number before you list.

Floor plans
A measured floor plan is one of the few pieces of listing material that buyers genuinely use, and on this coast it earns its keep twice: it settles the square footage question before it becomes an argument, and it lets somebody two states away understand a layout that photographs flatten.

Home inspection
The one appointment worth being present for. On a coastal house ask specifically about the roof, the windows, and any sign of past water.

Insurance
Start this one early. On this coast the insurance quote can change what you are willing to pay for a house, and it turns on the roof age, the elevation and the wind mitigation report rather than on the asking price. Get a quote on a specific address before you are emotionally committed to it.

Radon and mold
Two different things that get talked about together. Radon is a test and a normal part of due diligence here. Mold is usually a remediation job, and it usually follows water: a storm, a slow leak, or an air conditioning system that has been quietly wetting a wall for a year.
Real estate
Nine markets on this coast, and the differences between them are most of the job.

Termite inspection
Inspection only. She does not sell the treatment, and that is the point rather than a limitation: an inspector with nothing to sell you has no reason to find anything that is not there. If the report does turn something up you will need a separate treatment company.
In Florida this is the WDO report, wood destroying organisms, and a lender will usually want one.

Once you are in
The trades you need after closing. The first two are specific to this coast and are worth lining up before you need them rather than after.
Blinds and window coverings
Shutters, wood blinds, draperies and the rest. These are the shutters that keep the sun out, not the ones that keep a storm out: for those see hurricane and storm protection above. The distinction matters on this coast, where the same word does two jobs.
Worth doing early in a move rather than late. West-facing glass on this coast is relentless in the afternoon, and it is the thing people most often underestimate about a room they fell in love with in February.

Dentist
Not a home trade, but one of the first things people ask for once they have moved and the boxes are unpacked.

Garage floors, cabinets and storage
The garage is the one room in a Florida house that is almost never finished, and it is doing more work here than it does up north: it is the workshop, the overflow store and the hurricane staging area, and in summer it is the hottest space on the property.
Two different jobs, and most people want both. Floor coatings and cabinets deal with the surface and the walls. Overhead racks use the space above the door, which is dead volume in almost every garage on this coast.

Grout cleaning
Tile runs through most houses here and the grout between it is what ages first. Worth knowing before you replace a floor: cleaning, colour sealing and regrouting are three different jobs at three very different prices, and the cheapest of them fixes most of what people take for a worn-out floor.

The list of small jobs a new house generates is longer than anyone expects, and having one number for all of them is worth a great deal.

Hurricane and storm protection
Shutters and impact protection book out as soon as a storm is named, so this is a spring job rather than a September one. It is one of the few things about living here that is far easier out of season. Mention that Kris Asquith referred you.

Leather and furniture repair
Cleaning, repair, restoration and upholstery, for furniture and for vehicle interiors. Worth knowing this trade exists before you write a sofa off: sun and salt air age leather here faster than most places, and a faded or cracked piece is usually a restoration job rather than a replacement one.

Sliding door repair
An unglamorous trade that matters more here than almost anywhere. Salt air and sand seize sliding door rollers, and a door that will not move is both a daily irritation and, on a coastal house, a way out.

Smoke detectors
Worth knowing that these expire. A smoke alarm has a service life of about ten years from its date of manufacture whatever its battery is doing, and in a house that has changed hands a few times nobody has usually checked. It is a small job and an easy one to never get round to.

Wallcoverings, custom window treatments and interior design. The kind of trade you want after a purchase rather than before one, and the kind that is much easier to find by recommendation than by search.

What should you check before you hire anyone?
Four things, and they take about ten minutes between them.
- Licence. Florida licenses contractors by trade and you can look anyone up on the state register. An unlicensed trade doing licensed work becomes your problem rather than theirs.
- Insurance. Ask for a certificate naming general liability and workers' compensation, before the work starts rather than after somebody is hurt on your property.
- A written scope. What is being done, what is not, and what happens if they open a wall and find something else. On a coastal house they often do.
- Permits. Shutters, roofs, windows and anything structural need them, and an unpermitted improvement becomes your problem when you sell. Your city or county building department confirms what is required.

What should I check before hiring a contractor in Florida?
Their state licence for the trade, a certificate of insurance covering general liability and workers' compensation, a written scope of work, and whether the job needs a permit. Shutters, roofs, windows and anything structural do, and an unpermitted improvement becomes your problem when you sell.
When should I book hurricane shutters?
Spring, not September. Shutter and impact protection installers book out as soon as a storm is named, and hurricane season runs June 1st to November 30th with the statistical peak in September. It is one of the few things about living here that is much easier if you do it out of season.
