Evaluating Kingston in Estero: What Buyers Need to Know Before Deciding
If you're evaluating master-planned communities in Estero, Kingston appears on every list. It's 6,700 acres with five major builders, 10,000 homes at buildout, resort-style amenities, and mixed-use development. But before you schedule a showing, you need to understand what Kingston actually is, what the pricing looks like, and whether the community fits what you're looking for.
I'm Kris Asquith, Broker Associate at Premiere Plus Realty, and I work with buyers across Estero master-planned communities. I've walked Kingston with dozens of buyers, and I've learned what questions matter before they make an offer. Here's what you need to evaluate.
Understand Kingston's scale and builder lineup
Kingston is massive. Developed by Cameratta Companies (the team behind Verdana Village), it's 6,700 acres with 10,000 homes planned at buildout. That scale means five major builders operating simultaneously: Lennar, Pulte, Neal Communities, Kolter Homes, and Taylor Morrison.
That matters because each builder operates independently. They have different floor plan inventories, different pricing strategies, different closing timelines, and different incentive structures. You're not just choosing a home in Kingston - you're choosing a builder within Kingston. Those are different decisions.
Price points and what each home type delivers
Kingston offers condominiums, twin villas, and single-family homes. Condominiums start in the mid-300,000s (around 1,455 square feet). They're low-maintenance and are the entry price point for Kingston's lifestyle and amenities.
Twin villas run low 400,000s (1,329-1,515 square feet). Single-family homes range from low 400,000s to over 1 million depending on floor plan, lot, and features. Most buyers land in the 400K-700K range for a 3-bed or 4-bed single-family home.
The range is intentional. Kingston is not a single-buyer-type community - it attracts first-time move-ups, builders' core market, and premium buyers all at the same time.
Amenities: What exists and what's still being built
Kingston has 30+ acres of recreation facilities that are already operating: a resort-style pool with water slides, clubhouse, fitness center with aerobics, pickleball and tennis courts, parks throughout. The Saloon Stage is a live music and entertainment venue with on-site dining and scheduled concerts and events.
The commercial footprint is 700,000 square feet with a 270-room hotel, restaurants, and retail.
The key question: which amenities matter to you? Many buyers choose Kingston specifically for the Saloon Stage and resort feel. Others prioritize the commercial and dining footprint. Know what you're buying before you make an offer.
Timeline: When Kingston homes will be available
Kingston is still in development. Lennar, Pulte, Neal Communities, Kolter Homes, and Taylor Morrison are all building at Kingston, with sections coming online over time. These are pre-construction homes - builders are still constructing them, and homes are not ready for immediate purchase.
If you're interested in Kingston, you're pre-ordering homes that will be built. Closing timelines depend on the builder's construction schedule and your financing. Contact me to understand the specific timelines for each builder and which sections will be available when.
How to evaluate Kingston against other Estero master-planned communities
Kingston is one of many master-planned communities in Estero. Other established communities include Lakes of Estero and Verdana Village. Each has different pricing, different amenities, and different development stages. Your agent can help you understand which communities have the lifestyle, price point, and available inventory that fit your needs.
Schedule tours at multiple communities before committing. See the amenities in person, talk to residents, understand the HOA and fee structure, and compare your actual options.
IMPORTANT: Contact me BEFORE you visit any new construction at Kingston
Kingston is new construction. This is critical: If you visit any new construction property at Kingston and sign in at the builder's sales office, you become the builder's client, not mine. Once that happens, I cannot represent you in the transaction.
Before you visit Kingston or any new construction community, contact me first. Schedule a consultation with me and let me walk through the community with you on your first visit. That way, I can represent you properly and make sure you understand your options and negotiate on your behalf.
Do not visit new construction alone or with another agent first. If you sign in without me present on your first visit, the builder's agent represents the builder's interests, not yours - and I won't be able to help you after that point.
How Should You Prepare Before You Visit Kingston?
If you're seriously considering Kingston, clarify your own priorities: price range, home type (condo, villa, or single-family), which amenities matter most, timeline, and which builders interest you.
Contact me and schedule a consultation BEFORE you visit Kingston. I'll walk you through what to expect, which builders match your needs, what questions matter most, and I'll accompany you to the community so I can represent you properly. This is the only way to protect your interests in new construction.
For the wider picture, Estero real estate covers the market Kingston sits inside, new construction in Estero covers how builder contracts differ from resale, and Estero gated communities covers the resale alternatives worth touring the same weekend. The step-by-step buying process shows where builder registration has to happen for representation to hold.
