What Should You Know About Summercrest in Estero?
Summercrest is a gated townhome community built by Toll Brothers on the northeast corner of Corkscrew Road and Sandy Lane in Estero, and it opened this month. It is a different kind of product than most of what has come to this corridor recently: attached townhomes rather than single-family homes, on a footprint of about 21 acres rather than the sprawling master-planned communities nearby. Where Exactly Is Summercrest Located?
At 21254 Estiva Villa Cir in Estero, on the northeast corner of Corkscrew Road and Sandy Lane, on roughly 21 acres. That puts it on the same general corridor as several of Estero's newer communities, though the size and the product are both smaller and different from most of its neighbors.
Is Summercrest a Gated Community?
Yes. Summercrest is gated, built by Toll Brothers as an attached-townhome community. At full build-out it will hold 153 townhomes, which makes it considerably smaller than the large master-planned communities on this same stretch of road. The Summercrest community guide has the full profile.
Does Summercrest Have a Golf Course?
No. Summercrest has no golf course. If golf inside the gates is the priority, Grandezza, also in Estero, has a private championship course.
What Kind of Water Does Summercrest Have?
None. Summercrest has no lake, pond or water feature of its own, which sets it apart from most of the newer communities on this corridor. If lake or preserve views matter to you, that is a reason to look elsewhere along Corkscrew Road rather than to assume Summercrest has one, since the amenity package here is built around the clubhouse and pool rather than the water.
Is Summercrest an Age-Restricted Community?
No. Summercrest is not age-restricted. That is worth stating plainly, since some early listing material for communities on this corridor has carried an incorrect 55-plus label before, and it is not accurate here.
What Do the Homes at Summercrest Actually Look Like?
Two-story attached townhomes, three bedrooms and two and a half bathrooms, ranging from about 1,944 to 2,495 square feet. Covered lanais are standard, and several floor plans add a loft or an optional flex room that works as a home office. This is a genuinely different product from the single-family homes most of Estero's new construction has offered over the last few years, which is part of why it draws its own questions.
What Amenities Does Summercrest Have?
A clubhouse with a fitness center and a multipurpose gathering space, a resort-style pool with a patio, walking paths and a dog park. It is a compact package that suits a townhome community of this size, rather than the larger amenity complexes built for communities with several times the number of homes.
How Does Summercrest Compare to Other New Construction on the Corkscrew Road Corridor?
The biggest difference is the product itself. The Lakes of Estero, a short distance away, is single-family homes around a lake, with amenities including tennis and pickleball courts and a playground. Kingston and Verdana Village are both much larger master-planned communities, further along in their own build-outs, built around big clubhouse complexes. Summercrest is the smallest of the group, and its attached townhomes are a different product from the single-family construction at the other three, which makes it worth a direct look for a buyer who wants new construction on this corridor without taking on a single-family lot.
Is Summercrest Worth a Closer Look?
If a smaller footprint, an attached townhome and a shorter list of things to maintain matter more to you than a large single-family lot, Summercrest deserves its own look rather than getting folded into "the new construction on Corkscrew Road" as one undifferentiated group.
