What Just Happened at Ritz-Carlton Residences, Estero Bay?

The second of two 22-story towers at The Ritz-Carlton Residences, Estero Bay has reached its full structural height, according to reporting from Gulfshore Business published September 21, 2026. The milestone, known in construction as topping off or topping out, means the building's structural frame is complete to its final floor, with interior finish work still ahead of it.

Where Exactly Is This Project, and Why Does the Name Say Estero Bay?

The project sits at 5000 Coconut Road in Bonita Springs, not in the Village of Estero. The name refers to Estero Bay, the body of water the property fronts, rather than to the municipality. It is worth being precise about this, because the two are easy to confuse: Estero Bay is a large, shared body of water that both Bonita Springs and the Village of Estero border, and a project named for the bay is not automatically located in the town that shares part of its name.

What Does the Newly Topped-Off Tower Add to the Project?

The second tower, sometimes referred to as the North Tower, adds 112 residential units across its 22 stories, bringing the completed project to 224 units total once both towers are finished. It joins the first tower, which opened in April 2026 and has, according to the developer, already found buyers for the substantial majority of its units. The second tower has also found buyers for a meaningful share of its own units even before reaching this structural milestone.

The developer, London Bay, says the newly topped-off tower is planned to include a movie theater and a golf and sports simulator among its shared amenities, while the first tower includes a children's play area.

Who Is Building It, and How Is Construction Going?

London Bay is the developer, with Coastal Construction serving as general contractor. Construction on the overall project began in July 2023. As of September 18, 2026, the developer reported the project had recorded 779,385 manpower hours, along with 3,260 tons of reinforcing steel, 6.5 million pounds of concrete, 5,600 concrete truck deliveries, and 130,000 concrete blocks installed across both towers.

Stephen Wilson, Executive Vice President and CFO of London Bay, said in the developer's announcement, "We've been working in the luxury home market for 36 years, and we know this area very well."

What Happens Next, and When Will It Be Finished?

Reaching full structural height is not the same as finishing the building. The developer expects roughly eight more months of interior finish work on the second tower, with completion targeted for August 2027. Until then, the building will move through drywall, mechanical, electrical and finish work floor by floor, the ordinary sequence for a high-rise of this size after the structure itself is complete.

What Does This Mean If You Own Property Near Coconut Road in Bonita Springs?

Nobody can honestly tell you what a large waterfront project a year or more from completion does to nearby property values, and it is fair to be skeptical of anyone who claims otherwise this early. What is confirmed is that a long-running construction project on this stretch of Coconut Road has reached a real structural milestone, which is one more data point about the pace of building activity along Bonita Springs' Estero Bay frontage, not a forecast about what any specific nearby address is worth.

Bonita Springs sits on Estero Bay rather than directly on the open Gulf, and its waterfront inventory tends toward bay and canal frontage rather than beachfront. Bonita Springs waterfront homes and Bonita Springs luxury homes cover more of what is currently available across the wider market.

How Should You Weigh This If You Are Buying or Selling Nearby?

As one confirmed construction milestone in a multi-year project, not as a reason to rush a decision on a nearby property. Construction activity and truck traffic on this section of Coconut Road are likely to continue for at least the next several months as interior work proceeds, which is worth asking about directly if you are considering a home or condo close to this corridor.

The details that actually affect what a specific property is worth to own, flood zone, association rules, what a survey and inspection turn up, and the exact distance from an active job site, are the kind of thing the home buying process walks through before you are ever under contract, not something a construction announcement can answer for you.
