Close, but not the same, and the difference is worth knowing before you tour either one. Both sit on the Corkscrew Road corridor in Estero, both are gated, and both were built around lake and preserve views rather than a golf course. RiverCreek is a single-builder GL Homes community with a large outdoor amenity complex and a CDD assessment on top of association dues. Neither is the better community outright. What Is Verdana Village Built Around?

A gated community at 18405 Parksville Dr, developed by Cameratta Companies with Lennar and Pulte Homes and announced in 2021 at around 2,400 homes across roughly 1,200 acres, with 31 lakes and preserve woven through the layout. Its standout feature is indoor, air-conditioned courts for pickleball, tennis and basketball, which is rare on this corridor and changes what the community offers during the hottest months of the year.

The clubhouse also carries a fitness centre, a movement studio, a restaurant and cafe, and a resort-style pool and spa. Outdoors there are additional tennis and pickleball courts, bocce, a playground and a dog park.

What Is RiverCreek Built Around?

A gated GL Homes community of single-family homes with lake and preserve views, east of I-75 on the same corridor. Its amenity complex runs more than four acres around a clubhouse with a resort-style pool, a fitness centre, an indoor sports court, tennis, pickleball and bocce. RiverCreek sits inside the Corkscrew Crossing Community Development District, which means a CDD assessment applies on top of the homeowners association dues, a cost line that does not apply the same way at every community on this corridor.

RiverCreek is a single-builder community, GL Homes throughout, which tends to produce a more consistent look and product mix than a corridor community split across several builders.

Do Either of These Estero Communities Have Golf?

No. Verdana Village has no golf course, and its amenity investment went into the indoor sports complex instead. RiverCreek has no golf course either, and its four-plus acre amenity complex is built around the clubhouse and courts rather than a fairway. Both are lake communities with no Gulf access, and boating at either one stays on the lake itself.

RiverCreek's amenity identity is scale and breadth outdoors, a complex running more than four acres with a resort-style pool, an indoor sports court of its own, and a full slate of racquet and lawn sports.

Both run a restaurant or cafe on site, which is worth noting because it is not universal on every community along this corridor. Corkscrew Shores has the Captain's Club, and Verdana Village has its own restaurant and cafe, while RiverCreek's clubhouse centers dining around its own facility rather than a standalone restaurant brand.

How Do the Builders and Home Products Differ?

Verdana Village is split across two builders, Lennar and Pulte, which usually means a wider range of floor plans and price points within one gate. RiverCreek is built entirely by GL Homes, a single builder running its own product line of single-family homes with lake and preserve outlooks. A single-builder community like RiverCreek tends to read more uniformly street to street; a two-builder community like Verdana Village tends to offer more variety in the same drive.

Neither approach is wrong. It comes down to whether you want more plan variety or a more consistent look throughout the neighborhood.

Does the CDD Assessment at RiverCreek Change the Math?

It can, and it is the kind of detail that gets missed comparing two HOA-fee sheets side by side. RiverCreek sits inside the Corkscrew Crossing Community Development District, so in addition to homeowners association dues there is a CDD assessment tied to the infrastructure the district financed. That is a different fee structure from a straight HOA-only community, and it belongs in the same conversation as Estero's other gated communities when you are actually running the numbers on carrying cost.

Ask your lender and your closing agent to walk you through exactly how a CDD assessment is billed and whether it is set to expire or continue indefinitely before you compare RiverCreek's total cost against Verdana Village's HOA-only structure.

How Should You Decide Between Verdana Village and RiverCreek?

Start with how you actually plan to use the amenities. If indoor, climate-controlled court time matters to you, especially outside the cooler months, Verdana Village's sports complex is the reason to look there first. If you would rather have a single builder's consistent product and a larger outdoor amenity footprint, and you are comfortable running the numbers on a CDD assessment, RiverCreek is the one to walk.

The honest way to settle it is to tour both clubhouses on the same day and ask each sales office to hand you the actual current fee sheet, HOA dues and CDD assessment included where it applies, rather than comparing from a website. Get your financing and representation lined up early through the home buying process so you can move once you know which one fits.
