What Is The Brooks?
A gated neighbourhood in Bonita Springs, recorded with lake water rather than bay or Gulf frontage, and best known as the neighbourhood that holds Shadow Wood Country Club.
It is a golf and community proposition built around its lakes and its club rather than a boating address, and that framing is the useful one to hold onto while you compare it with anything else here.
I am Kris Asquith, Broker Associate at Premiere Plus Realty, and Bonita Springs is one of the nine Southwest Florida markets I work.
Is The Brooks the Same as Shadow Wood Country Club?
Related, not identical, and I correct this one often because both names get used for the same address.
The Brooks is the residential neighbourhood. Shadow Wood Country Club, at 22801 Oakwilde Boulevard, is the private member-owned club built inside it.
The reason they blur together is the scale of the club: 54 holes across three courses is larger than a single neighbourhood clubhouse usually implies, so the club's name ends up standing in for the place. It is worth keeping them apart, because the club's own footprint reaches further than the neighbourhood does. One of its three courses is not even in this city.
Is The Brooks in Estero or Bonita Springs?
Bonita Springs. This site itself once presented The Brooks as though it belonged to Estero. It does not, and that error was corrected on 27 August 2026.
Bonita Springs is the city to search under when you compare it against anything else in this market. It is worth being precise about, because a portal filtered to the wrong city simply will not return it.
What Kind of Water Is It?
Lake, and that single fact separates The Brooks from the bayfront communities a few minutes west.
Bonita Bay, Pelican Landing and Saltleaf all sit on bay water. The Brooks does not. What it has instead is the beach club arrangement through The Commons Club, which members reach by car rather than by dock.
Anyone shopping here expecting a boat behind the house is shopping the wrong list. See waterfront homes in Bonita Springs for where that proposition actually lives.
How Does It Compare With the Rest of Bonita Springs?
The comparison worth making is inland against bayfront, not amenity against amenity.
Inland, The Brooks offers the largest club footprint in this market and a range of housing from estate homes down through coach homes, villas and condominiums. On the bay, Bonita Bay and Pelican Landing offer water you can leave from, with The Colony sitting inside the latter as an enclave, and Saltleaf as the newer bayfront name.

How I Would Approach It With You
By being clear about which of the two things you are buying, the neighbourhood or the club, because you can want one much more than the other.
What I would establish with you: which membership tier is open to you at Shadow Wood and what the golf waiting list looks like, the neighbourhood dues against the club dues as separate numbers, which of the three courses you would actually play given where the house sits, and what the documents say about letting the property.
The step-by-step buying process shows where those checks fall, and buying a home in Bonita Springs covers the ground around them. Get in touch or call (239) 300-1427.
Frequently Asked Questions
Is The Brooks in Estero or Bonita Springs?
Bonita Springs. This site once presented it as an Estero community, which was wrong and was corrected on 27 August 2026. Search Bonita Springs when you compare it against anything else in this market.
Is The Brooks the same community as Shadow Wood Country Club?
Related, not identical. The Brooks is the gated neighbourhood; Shadow Wood Country Club is the private, member-owned club built inside it at 22801 Oakwilde Boulevard. The club's 54 holes are larger than the neighbourhood, and one of its three courses sits in Fort Myers.
Does The Brooks have Gulf access?
No. The Brooks is recorded with lake water and sits inland. Beach access for club members is a private beach club on Little Hickory Island reached by car through The Commons Club, not a dock behind the house.
What kinds of homes are in The Brooks?
The surrounding neighbourhoods hold a mix of estate homes, single-family homes, coach homes, villas and condominiums, which is a wider range than many gated communities of this type carry behind one entrance.
