What Is Caper Beach Club?

A condominium community on the Gulf side of Fort Myers Beach.

Two things follow from that and they cover most of what a buyer needs. Condominiums mean you are buying into an association as much as into a home. Gulf side means beach frontage rather than dockage.

Gulf Side Means Beach, Not Dockage

The Gulf side of Estero Boulevard fronts open water and has no canal route out, so a property here is not a boating address however much water is in the photograph.

This is the distinction that costs people money in this market, because the two terms sit one word apart. Gulf-front is beach frontage on the open Gulf. Gulf-access is bay, canal or river water with a route out, which is where a dock behind the property belongs.

If a boat is the point of the purchase, the other side of the boulevard answers it: Siesta Isles first if the boat is large, then Laguna Shores, Fairview Isles and Ostego Bay Village. If the beach is the point, this side answers it and that side does not.

What Are You Actually Buying in a Beachfront Condominium?

A share of an association, and on this island after 2022 that association is most of the purchase.

Reserves and assessment history. The first question, not the last. An association that has deferred major work has moved that cost into your ownership period whatever the current dues suggest. Ask what has been assessed, whether those assessments are finished or continuing, and what the reserve study says.

Insurance. Flood and wind are separate cover, separately priced, and on a Gulf-front building both are substantial. Ask what happened to the building's cover after 2022, because that number often moved further than the dues did.

What the dues cover, and how that compares with maintaining the equivalent yourself. For an owner here part of the year, handing the building envelope and the grounds to an association is usually the better trade.

The rental rules, in writing, for the specific unit. Minimum lease term, how many separate tenancies are permitted in a year, whether tenants must be approved, and whether a new owner must wait after closing. What About the Rebuild?

In a condominium community this is an association question rather than a house question, which makes it both easier to research properly and more important to.

Hurricane Ian came ashore in September 2022 and recovery has not run at one pace across this island. For this building, establish what work has been completed, what remains scheduled, what it was assessed for and whether those assessments have ended. Condition cannot be inferred from the building next door, and on the Gulf side that is more true rather than less.

The records exist and they are the point. Read them rather than the marketing.

How Does It Compare With the Rest of Fort Myers Beach?

The island sorts first on which side of Estero Boulevard an address is, and this is the Gulf side.

Gulfside 12 is the other Gulf-side condominium option and the contrast is useful: it was newly built across 2025 and 2026, so it has no assessment history, which is not the same as having no future costs. An established building is judged on what it has done, a new one on what it has planned.

Flamingo Park and Grande Ole Man are the Gulf-side house options, where you own and maintain everything yourself. Waterside at Bay Beach is the gated condominium community, on the bay side, with tennis, a pool and a fishing pier.

There is no golf course anywhere on Estero Island. If a course is part of what you are buying, the mainland communities are the answer.

How I Would Approach It With You

Straight to the documents, because in a beachfront condominium they decide more than the floor plan does.

I will say plainly what I do not yet have on this one: the building's age, its unit count, whether entry is secured, and where its association stands on reserves and assessments. Those are answerable questions rather than unknowable ones, and I would rather establish them with you against the actual records than repeat something that sounds right.
