What Is Laguna Shores?
A single-family neighbourhood at the southern end of Estero Island, where the homes sit on Gulf-access canals or on bay frontage with private docks and lifts.
It is a house-and-dock neighbourhood rather than a condominium one, which makes it a different proposition from most of what trades on this island. You own the dock, you maintain the seawall, and nobody votes on what happens to either.

Canal or Bay? It Varies by Property
And it is worth establishing which one you are buying before anything else.
Some homes here front a Gulf-access canal. Others front the bay. Both are real water and they behave differently: a canal is more protected and more enclosed, bay frontage is more open and more exposed, and the two do not carry the same insurance position or the same maintenance profile.
What they share is that a boat can get out. That is the neighbourhood's argument, and it is the reason to look here rather than on the Gulf side, where the water is a beach and there is no dockage at all.
One thing changed in 2025 that older listings have not caught up with. The bridge at Big Carlos Pass, at the south end of the island, gave roughly 23 feet and had to open for anything taller. Its replacement is a fixed span at about 60 feet, open since November 2025. The north route through Matanzas Pass was already high. For most boats this island has stopped being a clearance problem.
What Does a Dock Actually Commit You To?
More than the listing photograph suggests, and it is better to know the numbers before rather than after.
The seawall. The largest of them. It has a life, it has a replacement cost, and its condition should come from somebody who inspects seawalls. Owners leave this out of the arithmetic more often than any other cost on a waterfront purchase.
The dock and lift. Age, condition, and capacity rated against your boat rather than a boat.
Insurance. Flood and wind are separate cover, separately priced, and both move with elevation, construction age and roof condition. Get quotes on the specific address rather than a regional figure, which will tell you nothing useful.

What About the Rebuild?

Hurricane Ian came ashore in September 2022 and the recovery has been uneven. For any house you are serious about, establish what has been repaired, to what standard and with what permits, and use an inspector who knows island construction. Then get real insurance numbers on that address before your inspection period ends.
Ask for documentation of the work rather than a description of it. The two are not the same and the difference shows up at resale.
How Does It Compare With the Rest of Fort Myers Beach?
Against Siesta Isles, the other Gulf-access neighbourhood: Siesta Isles is where to start if the boat is large, because of the deep passage canal and the unobstructed run to the San Carlos Channel. Laguna Shores is the south-end alternative with a mix of canal and bay frontage.
Fairview Isles and Ostego Bay Village are the other bay-side neighbourhoods. Flamingo Park and Gulfside 12 are Gulf side, which means beach rather than boat. Waterside at Bay Beach is the gated condominium option.
There is no golf course anywhere on Estero Island, so if a course is part of what you are buying, the mainland communities are the answer.
How I Would Approach It With You
I would want to walk the water with you before the house, because on this street the water is most of the decision and it is the part that cannot be renovated.
