What Is Waterside at Bay Beach?

A gated condominium community on the south peninsula of Estero Island, on the Bay Beach side.

It is the amenity option on this island. Har-Tru tennis courts, pickleball, a community pool and spa, a fitness centre, a sauna, a fishing pier, beach access and a walking path, all held and maintained collectively rather than by you.

Are Boat Slips Included?

No, and this is the single most important thing to understand here.

Boat slips are available for PURCHASE rather than included with a unit. That is a materially different arrangement from a house with its own dock, and it is different again from a building where slips are assigned with ownership.

So if the water is part of why you are buying, establish it unit by unit: whether a slip is available, what it costs, whether it transfers with the property, what it will take, and what the ongoing charge on it is. Do not assume from the fact that the community has slips that the unit you are looking at comes with one.

One thing changed in 2025 that older listings have not caught up with. The bridge at Big Carlos Pass, at the south end of the island, gave roughly 23 feet and had to open for anything taller. Its replacement is a fixed span at about 60 feet, open since November 2025. The north route through Matanzas Pass was already high. For most boats this island has stopped being a clearance problem.

What Do You Actually Buy in a Community Like This?

A share of an association as much as a home, and the association is where the real questions are.

Reserves and assessment history. An association that has deferred major work has moved that expense into your ownership period, whatever the current dues suggest. On this island, after 2022, this is not a formality.

What the dues cover, and how they compare against what you would spend maintaining the equivalent yourself. On a seasonal property the collective arrangement often wins, because the building envelope and the grounds stop being yours to arrange from another state.

The rental rules, if renting matters. Minimum lease term, how many tenancies are permitted in a year, whether tenants must be approved and whether a new owner must wait after closing. Get them in writing for the specific unit. A plan built on a rental model the documents do not permit is worth nothing.

What About the Rebuild?

In a condominium community this is an association question rather than a house question, which makes it easier to research and more important to research properly.

Ask what work has been completed, what remains scheduled, what the community was assessed for and whether those assessments have finished or are continuing. Ask what happened to the insurance afterwards, because that often moved further than the dues did.

The records exist. Read them rather than the marketing.

How Does It Compare With the Rest of Fort Myers Beach?

It is the one that is neither beach nor boat, and that is the point of it.

The Gulf side, Flamingo Park and Gulfside 12, is beach and no dockage. The canal and bay neighbourhoods, Siesta Isles, Laguna Shores, Fairview Isles and Ostego Bay Village, are houses with docks and everything that comes with owning one.

Waterside offers gates, amenity and somebody else maintaining the exterior, with beach access and the option of a slip bought separately. For an owner here part of the year, that is often the better trade. There is no golf course anywhere on Estero Island, so if a course is part of what you are buying, the mainland communities are the answer.

Documents before floor plans. In a community like this the association decides more about your ownership than the layout does.
