Where Is Ostego Bay Village?
Off Lenell Road at the south end of Fort Myers Beach, on the bay side of Estero Island, near Santini Plaza.
Santini is a landmark for finding it rather than a community in its own right, which is worth saying because plenty of property writing treats shopping plazas and parks as though they were neighbourhoods. This is a bay-side address at the south end, and that is what shapes it.
I am Kris Asquith, Broker Associate at Premiere Plus Realty, and Fort Myers Beach is one of the nine Southwest Florida markets I work.
What Does Bay Side Mean Here?
Calmer water, a different outlook and a different exposure profile from the Gulf side of the same island.
The bay is protected in a way the open Gulf is not, which shows up in how the water behaves day to day. It is also the side of the island where boats live, because the Gulf side has beach frontage and no dockage at all.
What bay frontage does not automatically mean is a route out for a specific vessel. Frontage and route are separate questions, and the second one is answered address by address rather than neighbourhood by neighbourhood.
One thing changed in 2025 that older listings have not caught up with. The bridge at Big Carlos Pass, at the south end of the island, gave roughly 23 feet and had to open for anything taller. Its replacement is a fixed span at about 60 feet, open since November 2025. The north route through Matanzas Pass was already high. For most boats this island has stopped being a clearance problem.
What Should You Confirm About a Property Here?
More than usual, because this is a smaller and less documented corner of the island than the well-known canal neighbourhoods.
What the water actually gives you. Whether there is dockage, what depth there is at low tide, and what sits between that water and the pass. Confirm it for the boat you intend to keep rather than in general.
What kind of ownership it is, and if there is an association, what it covers, what the dues are and what the assessment history looks like.
The rental rules, in writing for the address, if letting the property forms any part of your reasoning.
The repair and insurance position. Recovery from Hurricane Ian has been uneven across this island, so what has been done to a specific property and what the insurance costs there now are both worth establishing properly rather than assuming.
What the South End Is Like
The south end of Estero Island sits near the Big Carlos Pass route out to the Gulf, which is the part of the island most changed by the new bridge.
It is quieter than the north end, which carries Times Square and the commercial district and is still part of the island's ongoing rebuild. That distance is worth weighing in both directions: less activity nearby, and a slightly longer run to the things that are up there.
The Fort Myers Beach area guide covers how the island fits together.
How Does It Compare With the Rest of Fort Myers Beach?
It belongs with the bay and canal side, where the water is the reason to be there rather than the view.
Siesta Isles is the one with a deep passage canal and no fixed bridge to the San Carlos Channel, which makes it the first stop for a larger boat. Laguna Shores, also at the south end, has Gulf-access canals and bay frontage with private docks and lifts. Fairview Isles mixes bay and canal frontage.
On the Gulf side, Flamingo Park and Gulfside 12 are beach rather than boat, and Waterside at Bay Beach is the gated condominium option. There is no golf course anywhere on Estero Island, so if a course is part of what you are buying, the mainland communities are the answer.
How I Would Approach It With You
On foot, and with fewer assumptions than a better-known neighbourhood would need.
What the water does at that specific address, what the ownership structure is, what any association covers and what the repair and insurance position looks like. Where I do not know something about a corner of this island, I would rather find out with you than fill the gap with something that sounds right. The step-by-step buying process shows where the checks fall.

Frequently Asked Questions
Where exactly is Ostego Bay Village?
Off Lenell Road at the south end of Fort Myers Beach, on the bay side of Estero Island, near Santini Plaza. Santini is a landmark for locating it rather than a community in its own right.
Is it on the Gulf or the bay?
The bay. That means calmer, more protected water and a different exposure profile from the Gulf side of the same island. It is also the side where boats live, because the Gulf side has beach frontage and no dockage.
Can you keep a boat there?
Bay frontage and a route out for a specific vessel are separate questions, and the second is answered address by address. Confirm what dockage exists at the property, what the depth is at low tide and what sits between that water and the pass, for the boat you actually intend to keep.
How did the new Big Carlos Pass bridge change the south end?
It removed the clearance constraint on the southern route out to the Gulf. The old bascule bridge gave roughly 23 feet and had to open for anything taller; its replacement is a fixed span at about 60 feet, open to traffic since November 2025. For most boats, clearance on this island is no longer the limiting factor it was.
