What Is Siesta Isles?

A boating neighbourhood on Estero Island at Fort Myers Beach, and the one on this island where the water does the most work.

What separates it from canal neighbourhoods that look identical on a map is a combination of two things: a deep passage canal, and no fixed bridge between it and the San Carlos Channel out to the Gulf. Depth on its own is not enough, and an unobstructed run on its own is not enough. Siesta Isles has both.

Why Does the Bridge Question Matter So Much?

Because a fixed bridge is a number, and a number does not negotiate.

A vessel either passes underneath or it does not, and no amount of enthusiasm about a property changes that. Two houses on two canals that photograph identically can be completely different purchases if one route out has a low fixed span on it and the other does not.

Here the run to the San Carlos Channel is unobstructed, which is why this neighbourhood comes up whenever somebody is bringing a boat with real height. Establish it for the vessel you actually intend to keep, not for a boat in general, and confirm the depth at low tide rather than at the moment you happen to be standing there.

One thing changed in 2025 that older listings have not caught up with. The bridge at Big Carlos Pass, at the south end of the island, gave roughly 23 feet and had to open for anything taller. Its replacement is a fixed span at about 60 feet, open since November 2025. The north route through Matanzas Pass was already high. For most boats this island has stopped being a clearance problem.

What Should You Check on a Specific House Here?

The water first, then the structure, in that order, because the water is the part you cannot change.

The dock and the lift. Condition, capacity and age. A lift rated for a boat lighter than yours is a cost, not a feature.

The seawall. A long-lived item with a real replacement cost, and worth an opinion from somebody who inspects seawalls rather than a glance from the garden. Its condition is one of the largest single numbers on a waterfront purchase and it is regularly left out of the arithmetic.

Depth at the dock at low tide, not at high. The difference decides whether you leave when you want to or when the tide allows.

What About the Rebuild?

It is a real question on this island and it is answered building by building rather than block by block.

Hurricane Ian came ashore in September 2022 and recovery has not moved at one pace. For any property here, establish what work has been completed, what remains scheduled, and what the insurance position looks like now rather than what it was. Condition cannot be inferred from the house next door.

None of that is a reason to avoid the island. It is a reason to read the records rather than the listing.

How Does It Compare With the Rest of Fort Myers Beach?

The island sorts on one question before any other: which side of Estero Boulevard you are on.

The Gulf side is beach and no dockage. Flamingo Park and Gulfside 12 are there. The bay and canal side is where a boat lives, and that is this neighbourhood, Laguna Shores, Fairview Isles and Ostego Bay Village. Waterside at Bay Beach is the gated condominium community that is neither.

Within the boating group, Siesta Isles is the one to look at first when the boat is large. There is no golf course anywhere on Estero Island, so if a course is part of what you are buying, the mainland communities are the answer.

How I Would Approach It With You

Bring me the boat before the house. Draft, length and air draft, and I will tell you which of these canals is genuinely a candidate and which one is going to disappoint you in a way that cannot be fixed afterwards.
