What Is Gulfside 12?
A condominium building directly on the Gulf at Fort Myers Beach, newly built across 2025 and 2026.
Two things about that sentence carry weight here. It is Gulf-front, so it is beach rather than boating. And it is new, which on this island is unusual enough to be most of the story.

Why Does New Construction Matter So Much Here?
Because there is very little of it, and because of what "new" means on a barrier island after 2022.
Estero Island is roughly seven miles long with a fixed land area, and island constraints keep new construction limited. Most of what trades here is the buildings that already exist. A genuinely new building is therefore a small category rather than one option among many.
New also changes the questions. A building constructed to current standards carries a different insurance position from one built decades ago, and it starts its life without the deferred maintenance and assessment history that older associations bring with them. That is a real advantage and it is not a permanent one: reserves still have to be funded from the beginning, and an association that starts underfunded arrives at the same place eventually.

Gulf-Front Means Beach, Not Dockage
Worth stating plainly, because the two get confused constantly in this market.
Gulf-front is beach frontage on the open water. There is no dock behind a Gulf-front building, and no canal route to open water from the Gulf side of this island. The water here answers the afternoon rather than the weekend on a boat.
If a boat is the point, the bay and canal neighbourhoods are the answer: Siesta Isles in particular, where a deep passage canal runs to the San Carlos Channel with no fixed bridge on it.
One thing changed in 2025 that older listings have not caught up with. The bridge at Big Carlos Pass, at the south end of the island, gave roughly 23 feet and had to open for anything taller. Its replacement is a fixed span at about 60 feet, open since November 2025. The north route through Matanzas Pass was already high. For most boats this island has stopped being a clearance problem.
What Should You Establish Before Buying Here?
In a new building, the questions are about the documents and the association rather than about the condition of the roof.
What is contracted rather than projected. In a building completing recently, establish what is finished, what is scheduled and what happens if it slips.
How the reserves are funded from the start. A new association has no assessment history, which is not the same as having no future costs. Ask what the reserve study says and what the funding plan is.
The rental rules, in writing. Minimum lease term, how many tenancies are permitted in a year, whether tenants must be approved and whether a new owner must wait after closing. A new building's rules are as binding as an old one's and are more often assumed than read.
Real insurance quotes on the unit, not a regional figure. New construction usually helps here. Confirm by how much rather than taking it on trust.
How Does It Compare With the Rest of Fort Myers Beach?
It is the newest thing on the Gulf side, which makes its closest comparison a decision rather than a place.
Against Flamingo Park, also Gulf side, the choice is houses against a new building. Against Waterside at Bay Beach, it is a new Gulf-front building against an established gated community on the bay side, with tennis, a fishing pier and slips available separately.
Against the canal neighbourhoods it is not really a comparison at all, because they answer a different question. There is no golf course anywhere on Estero Island, so if a course is part of what you are buying, the mainland communities are the answer.
How I Would Approach It With You
Documents first, and with a new building that means reading forward rather than backward.
An older association is judged on what it has done. A new one is judged on what it has planned, which is harder and matters more. I would want the reserve position, the funding plan, the rental rules and real insurance numbers on the specific unit before anything gets written.
