What Is Fairview Isles?

A neighbourhood on Estero Island at Fort Myers Beach, on the bay and canal side, with a mix of permanent residences and vacation rentals.

The frontage varies within it. Some properties front the bay and others front a canal, so this is not one answer for the whole neighbourhood the way it is in some places. That variation is the most useful thing to know before you start looking here.

Does a Boat Get Out From Here?

That is a question about the address rather than about the neighbourhood, and it is worth being precise about the difference.

Frontage is not a route. A property can front real water and still not have a practical way out to open water, and two houses a few doors apart can answer differently. Nobody should tell you that a whole neighbourhood gets a boat to the Gulf, including me.

So for a specific property: what does the water behind it actually connect to, what is the depth at low tide, and is there anything between that dock and the pass. Confirm it rather than infer it, and confirm it for the boat you intend to keep.

One thing changed in 2025 that older listings have not caught up with. The bridge at Big Carlos Pass, at the south end of the island, gave roughly 23 feet and had to open for anything taller. Its replacement is a fixed span at about 60 feet, open since November 2025. The north route through Matanzas Pass was already high. For most boats this island has stopped being a clearance problem.

What Does the Rental Mix Change?

It makes the rules worth reading even if you never intend to rent.

In a neighbourhood holding both permanent residences and vacation rentals, what is permitted at a given address is worth establishing early: the minimum lease term, how many separate tenancies are allowed in a year, and whether anything applies from the town for that address as well. Those are two separate questions and they do not always give the same answer.

What About the Rebuild?

Property by property, as everywhere on this island.

Hurricane Ian came ashore in September 2022 and recovery has been uneven, so condition cannot be inferred from the house next door. Establish what has been repaired, to what standard and with what permits, use an inspector who knows island construction, and get real insurance quotes on the specific address before your inspection period ends.

How Does It Compare With the Rest of Fort Myers Beach?

Fairview Isles sits with the bay and canal neighbourhoods, where the water is the reason to be there.

Siesta Isles is the one with a deep passage canal and no fixed bridge to the San Carlos Channel, which makes it the first stop for a larger boat. Laguna Shores at the south end has Gulf-access canals and bay frontage with private docks and lifts. Ostego Bay Village is further south again, off Lenell Road.

On the other side of Estero Boulevard, Flamingo Park and Gulfside 12 are beach rather than boat. Waterside at Bay Beach is the gated condominium alternative. There is no golf course anywhere on Estero Island, so if a course is part of what you are buying, the mainland communities are the answer.
