A golf membership attaches to every property. Buy the house and you have the membership. You cannot decline it, and you pay for it whether or not you ever tee off.
Read that as a fact rather than a warning, because for the right owner it is the best arrangement in this market. There is no cap, no waiting list and no application: you play from the day you close. That is the opposite of Quail West, where membership is capped at 525 and you may wait years.
For somebody who does not play, it is dead weight in the monthly figure. Imperial Golf Estates in North Naples is the community to look at instead, because there golf is genuinely optional.

How Do Three Nines Work in Practice?
Pine, Cypress and Oak are played in rotating 18-hole combinations, so the eighteen you play changes with the rotation.
That gives more variety than a single course without the cost of maintaining two full ones, and it lets the club keep golf open while work is done on one nine. It is a sensible middle between Talis Park with one course and Grey Oaks with three.
If you play often, ask how the rotation is set and how far ahead it is published, because it decides what your regular week actually looks like.
What Kind of Water Is It?
Lakes, inland, no Gulf access and no dockage. The name says bay; the water is lakes.

By pricing the golf you cannot decline, and being honest with you about whether you want it.
What I would establish with you: the full annual cost of the bundled membership and what it includes, what the association charges on top, what capital assessments have looked like across 27 holes, and how the nines rotate.
