What Is Port Royal?
A private peninsula at the southern tip of Naples, bordered by the Gulf of Mexico on one side and Naples Bay on the other, laid out as a network of curving deep-water canals. Founded in 1948, it holds over 600 single-family home sites.
It is a boating address before it is anything else, and the reason is a detail of the geography rather than a feature somebody added.

What Makes the Water Here Different?
No bridges between the dock and the Gulf. That is the whole thing, and it is worth being precise about because it is the single most consequential difference between one waterfront address and another on this coast.
Most properties carry private dockage able to take large yachts, and because nothing fixed crosses the route out, air draft is not the constraint it becomes elsewhere. A boat that cannot pass under a bridge cannot use the water it is parked on, whatever the listing says about Gulf access.

Does Port Royal Have a Golf Course?
No, and this is worth stating plainly because the name of the club invites the assumption.
The Port Royal Club is a private beachfront club, not a golf club. If golf inside the gates is what you are looking for in Naples, the club communities are a different list: Grey Oaks, Imperial Golf Estates and the wider set at Naples golf communities.
What Port Royal offers instead is the beach and the water. Those are the amenities, and they are the reason people are here.
How Does It Compare With the Rest of Naples?
Naples divides more usefully by water than by anything else, and Port Royal sits at one end of that division.
Its closest comparisons are the other boating addresses: Aqualane Shores, immediately north along Naples Bay and reaching the Gulf through Gordon Pass, and Royal Harbor on the eastern shore of the bay, which is non-gated and has no mandatory association at all. Pelican Bay is coastal but a different proposition again, built around nearly three miles of private beach rather than around canals.

How I Would Approach It With You
At the dock first and the house second, because the water is what you are actually buying.
What I would establish with you: the controlling depth at the dock at low tide, the length and configuration of the existing dock and lift and what the permits allow you to change, the canal width for turning the boat you actually own, and the seawall's age and condition, which is a real cost on a canal property and is easy to leave unexamined until it is not.
