What Is Royal Harbor?
A waterfront neighbourhood on the eastern shore of Naples Bay in central Naples, about two miles from downtown and Fifth Avenue South, near Tin City. Over 400 homes on a network of deep-water canals.
What makes it distinct in this market is not the water, which it shares with several neighbours. It is the absence of everything usually built around the water.

Is Royal Harbor Gated, and Is There an HOA?
No gate, and no mandatory homeowners association. That is deliberate rather than an oversight, and it is the defining fact about buying here.
The consequence runs both ways and is worth stating honestly. There is no monthly association fee, no board approving what you do to your own house, and no shared assessment when something communal needs replacing. There is also no shared clubhouse and no community pool, no gate staff, and no association maintaining anything on your behalf.
For some buyers that is precisely the appeal and the reason they rule out every gated community in gated communities in Naples. For others it removes the thing they were paying for. It is worth knowing which of those you are before you tour.
What Is the Water and the Boating Like?
Deep-water canals with no-bridge access to Naples Bay and the Gulf, and private docks taking large vessels and sailboats.
Sailboats are the detail worth pausing on. A mast makes air draft the binding constraint, and a route with no fixed bridge is the only kind that works. That is not true of every canal address in Southwest Florida, and it is the first thing to verify anywhere else.

What Are the Houses Like?
Mixed, and visibly so. The housing runs from 1950s originals through to modern rebuilds, on the same streets.
Without an association setting architectural standards, the street does not read as one built thing, and a buyer should look at that directly rather than expecting the uniformity a gated community would give. Whether it reads as character or as inconsistency is a matter of taste, and it is better discovered in person than argued about in the abstract.
It also means the age of the house and the age of the seawall behind it are two independent questions on any given lot.
How Does It Compare, and How I Would Approach It
Against Port Royal and Aqualane Shores at the southern tip, Royal Harbor offers the same no-bridge principle without the gate, the association or the club. Against the inland communities such as Grey Oaks and Imperial Golf Estates, it is the opposite proposition entirely.
What I would establish with you: controlling depth at low tide for the vessel you own, the seawall's age and condition, whether any deed restrictions apply to the specific lot even without an association, and what flood and insurance look like for that address, which matters more here than it does behind a gate where somebody else has already asked.
